The following page is a list of staff review comments detailing items that need to be addressed. The next submittal will be the third and final review by staff for this round of reviews. If all items have not been addressed on the next submittal, another $200 processing fee will need to be submitted for the subsequent set of three (3) reviews. Please address the comments and submit the following information for further staff review and approval of the plans: Six (6) complete sets of construction documents for the proposed development with the site and landscaping plans attached; Two (2) site and grading plans; and One (1) landscaping plan. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please be aware that before we will C.O. this site, we will need a letter as discussed in the predevelopment meeting back in December of 2002. The letter will need to state why you will need to have parking relief and what your sequence of construction will be that will require this. We will also need a statement as to how long you will need the temporary parking in place. Reviewed by: Jennifer Reeves Date: 04 -02 -03 ENGINEERING 1. Since you are showing the existing and proposed utilities on the Grading Plan instead of the Site Plan, you will need to include the Grading Plan as part of the Site Plan. 2. The irrigation meter needs to be in an easement. Two irrigation meters are shown on the Site Plan (A -1.0); one of them is not in the utility easement. When the blanket easement is released, please be sure to include the irrigation meter in the subsequent utility easement. If you will not be using the existing irrigation meter(s), please show proposed location and meter size. 3. 1 have Sheets C -2 and C -3. Is there a C -1? Please label all easements as existing or proposed. �. Please note on the site plan whether or not the subject property is within the 100 - year floodplain or not referencing F.E.M.A. Maps. ✓4 . Show square footage of the proposed building on the site plan. l ---5. Please show the private drive as fire lane. All fire lanes must be labeled. /6. All paved areas must be curbed to meet city standards. ✓7. Please be aware that the existing gravel pad will need to be returned to its natural state (sod) prior to C.O. �8. The bollards at the front of the dumpster enclosure are 10' apart. They need to be 12 feet apart. Reviewed by Pete Caller Date: 03 -19 -03 Landscape /Streetscape 1/1. Section 11.3 -C: Parking areas adjacent to a ROW shall be screened for any development if parking is located between a building and a street right -of -way. Please provide screening shrubs along the east side of the parking lot. Please be aware that dwarf species are not an acceptable screening shrub. Show utilities on Site Plan or provide a Site Utility Plan showing all existing and proposed water, sewer and storm sewer lines with the sizes. 2. Show service lines to the building. 3. Show estimated water and sewer demands for meter sizing. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. Developer provides load data for project. 6. Developer provides temporary blanket easement for construction purposes. 7. Developer provides easements for electric infrastructure as installed for electric lines. Reviewed by: Ronnie Bolin Date: 3 -19 -03 MISCELLANEOUS 1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans.
