The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please call out the ownership of abutting properties and the current zoning. 2. Please label the width of the Texas Avenue right -of -way. 3. Label all easements on all plans, including those that are on and those that abut the site. 4. The transformer needs to be on your own property or in an easement. 5. Please label the square footage of the kiosk on the site plan. 6. Please label building setbacks on site plan. 7. Please locate required landscape reserve on the site plan (first 24' of property along any street). 8. Please provide a 6" curb and pavement detail. 9. For better traffic flow within the parking area an island should be added to the west side of this site making two drive aisles instead of the one that is shown at approximately 100 feet in width. 10. Please make a note on the site plan regarding floodplain. If the site does not lie within the 100 -year floodplain please reference the FEMA / FIRM map that the information was obtained from. 11.All 18-ft parking spaces must have an overhang of at least 2 -ft. From the site plan it looks like there is a retaining wall planned along the southern row of parking that would preclude a 2 -ft overhang. 12.All meters, transformers, utility connection points, etc. will need to be screened from the public right -of -way. (this can be done with plantings) Reviewed by: Jennifer Flanery Date: March 25, 2003 ENGINEERING 1. Show easement on adjacent El Chico site to be used for electric service access. 2. On Drawing C1, sheet C101, please verify /correct notes regarding phone, air /water stand, and water service conduits. 3. Please remove all references to fuel price stand shown adjacent to Texas Avenue. This sign must be permitted separately. Electric conduit may be run to the location shown, but a sign may not be allowed at this location. 4. Remove references to electric and street light work at rear parking area shown on sheet E100C. 5. Please show detail(s) for retaining wall, including features to allow for proper drainage and fall protection (if required) from the adjacent El Chico property. 6. Please resolve apparent conflicts in water service and irrigation meter locations and service lines. 7. Please indicate whether new fencing will be installed between site and adjacent El Chico parking. Developer installs conduit per city specs and design. 2. Developer pours transformer pad(s) per city specs and design. 3. Developer provides digital AutoCAD 14 version of plat and /or site plan. email to rbolin [cD_ci.college- station.tx.us 4. Developer provides load data for project. 5. Developer provides temporary blanket easement for construction purposes. 6. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). Reviewed by: Ronnie Bolin Date: 3 -19 -03 MISCELLANEOUS Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. The following page is a list of staff review comments detailing items that need to be addressed. The next submittal will be the third and final review by staff for this round of reviews. If all items have not been addressed on the next submittal, another $200 processing fee will need to be submitted for the subsequent set of three (3) reviews. Please address the comments and submit the following information for further staff review and approval of the plans: Six (6) complete sets of construction documents for the proposed development with the revised site and landscaping plans attached (please submit additional copies to be stamped for your records). Two (2) revised site plans; and One (1) landscaping plan. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please make all submitted plans match. The new traffic control island on the site plan is not reflected on any other plan. 2. Please also label the 25 -foot front building setback line. I understand that it is the same line as the PUE. 3. The curb detail provided is not acceptable. Please see the curbing options that I am attaching to this memo. 4. Please show that the transformer will be screened with plantings from the right -of -way. 5. Please show the 24' Landscape Reserve on the plans. Reviewed by: Jennifer Prochazka Date: April 16, 2003 ENGINEERING 1. Please terminate electrical conduit for fuel price sign before entering public utility easement. Sign permit will allow extension of conduit. /�2. Please verify that electrical conduit is desired (not water conduit) between kiosk and air /water stand as shown on Detail C1 Sheet C101. 3. Please show conduit(s) required for site lighting shown on Sheet E100C on Utility plan Detail C1, Sheet C101. 4. Please remove references to work at rear parking area shown on Sheet E100C. This work will be permitted separately. (Repeat Comment) ,-5. Detail C1, Sheet C101 shows new irrigation meter on Texas Avenue. Irrigation plan, Sheet L3, shows connection to existing irrigation mainline near western corner of site. Please verify intent and correct plans as required. (Repeat Comment) 6. Keystone wall details show drainage swale behind top of wall. Please indicate how this Swale will be drained onto paved area /7. Provide location of the electrical meter pole and disconnect 2. Provide an exterior mounted main electrical disconnect switch on bldg as per local ordinance. 3. Condensate drain from HVAC equipment shall not discharge onto the street, alley or other place that would cause a nuisance. 4. Provide documentation regarding energy code compliance.
