Development Coordinator City of College Station Post Office Box 9960 College Station, Texas 77842 RE: WESTFIELD VILLAGE PH 6, REZONING (REZ) Dear Bridgette: 0 In response to PLANNING Staff Review Comments dated April 25, and received May 5, 2003: 1: Westfield Village was originally designed to attract first time Home buyers to affordable homes in a central growth corridor in College Station. That concept is still the main focus of Westfield Village. Due to the market success in central Bryan's Briarcrest Northwest, we propose to modify the lot sizes in Phase Six only. The new plan provides for 30 wider lots, in lieu of the original 34. The homes will be affordable ($120k to $150k) and geared to the 55+ year old buyer. In fact, we anticipate several to be second homes for Home buyers. With collector streets on two sides and the Greenway/Park on the other two sides, Phase six is isolated from the remainder of the Planned Development and ideal for Seniors. We believe that these modifications will offer a wider variety of affordable homes to diverse age and income groups and will be less taxing on surrounding schools and the trail systems that lead to the schools. 2: The legend of the concept plan has been modified. Clarification of the off -site pathways has been made on the revised concept plan. 4: The open space at the corner of Victoria Avenue and the new collector will be landscaped. Attached please find Two (2) copies of the revised concept plans, for your use.
