HomeMy WebLinkAboutMemoMEMORANDUM May 6, 2003 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: sthompson @ci.college - station.tx.us SUBJECT: FINAL PLAT - RESIDENTIAL for EMERALD FOREST PHASE 2 (REPLAT) Item: Public hearing, discussion and possible action on a Replat for Lot 17, Block 1 of Emerald Forest Phase 2, consisting of 1 lot on 0.46 acres located at 8623 Rosewood (03- 00500097) Applicant: Patty Swaboda, Developer Staff Recommendations: Staff recommends approval of the Replat with Staff Comments #2. Item Summary: This item is for the consideration of a replat for a single - family residence; Lot 17, Block 1 of Emerald Forest, Phase II. The lot is currently zoned R -1. A drainage easement traverses the subject property. The developer wishes to re -route the stream to provide more buildable area. Staff supports the platting of the new easement and stream improvements provided they meet design criteria. However, a replat does not remove an existing easement. The easement will need to be vacated through a separate process and approved by Council. Channel design documents have been reviewed by Staff and are being permitted through a Development Permit. Comprehensive Plan Considerations: Land Use Plan: Single- family residential Thoroughfare Plan: Emerald Parkway is a Major Collector Parkland Dedication: N/A Special Area Plans: Emerald Forest was included in the East Bypass Plan.
