SUBJECT: BENJAMIN GRAHAM SUBDIVISION (REPLAT) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, May 5, 10:00
a.m., your project will be placed on the next available Planning and Zoning Commission
meeting scheduled for, May 15, 2003, 7:00 p.m. in the City Hall Council Chambers,
1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college- station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call or myself at 764 -3570.

ENGINEERING
1. Per Ray Crow (Brazos County) The 16' PUE's along Koppe Bridge Rd. should be 20'
rather than the shown 16'.
2. Per Randy Tremble (BTU) Provide volume and page number of existing easement
or dedicate 20' PUE centered on main electric line running from Koppe Bridge Rd.
through Lot 1 C and along the electric line that extends from the power pole in Lot 1 C
to the 80 -foot ROW. Please verify that electric line does not extend through Lot 1 C,
northeast the adjacent property (Feed to this site is from that direction).

next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

1. Remove "to be dedicated" from PUE along overhead power line. Easements
are dedicated by the plat.
2. Remove extension of 20' PUE along overhead power line from adjacent
property. Stop at property boundary.
3. Change note regarding the 16' PUE along Koppe Bridge Road to match the
20' called out on Replat.
4. Recalculate acreage of Lots 1A and 1B to exclude ROW acreage dedicated
to County.
