Tammy ... I have reviewed some of the new development plats, and here are my comments:
COPY CORNER
- driveway spacing is only 160 feet. With this re- development, they should only have one driveway to
Texas Avenue, preferably the southern -most driveway, and encourage cross access to adjacent
properties.
- right of way shown should be proposed TxDOT ROW, not existing ROW
THE TRAILS AT NEELLY RANCH
- Major thoroughfare issues .... Neelly Boulevard will function as a collector regardless of how it is designed.
It should align with Schaffer Road to the north and Alexandria to the south. It should also be named
Schaffer Road. It becomes a burden on Public Works to have two cross streets with two different names.
- Eagle Avenue should somehow become an east -west collector
- Neelly Boulevard is too long and too straight of a roadway (residents will complain regularly, wanting
speed humps, STOP signs, etc).
- Eagle Street - should be Eagle Avenue
RITCHEY DEVELOPMENT
- need 90 feet of right of way dedication on Rock Prairie Road
- send a copy of this plat to Donald Harmon in Public Works
BENTWOOD ESTATES
- name is too similar to Brentwood
- Meadowhill Drive and La Posada Circle should align and have one street name
SPRING CREEK TOWNHOMES
- because of roadway curvature of Oxburgh Drive, limit access of future development on Curve C1, unless
there is plenty of corner clearance and intersection sight distance.
