The following page is a list of staff review comments detailing items that need to be addressed. Please address all comments and submit the following information by an established deadline for your project to be placed on the next available Planning and Zoning Commission meeting: Parks & Recreation Board approval for parkland dedication; Ten (10) copies of the revised master development plan; One (1) Mylar original of the revised master development plan; and, One (1) copy of the digital file of the master development plan on diskette or e-mail to nmanhart@ci.college- station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station and scheduled for a meeting. Please show the Southern Plantation tie -in with existing infrastructure. Please adjust the SH 40 crossover to meet street extension. 2. The Barron Road R.O.W. shown as "90- feet" is not the current ROW. The "proposed" ROW for the Barron Road Project is 90 -ft. 3. The name "Spring Creek" is already being used. Please choose another subdivision name or individualize this name with additional descriptors. 4. Please identify the tract to the west on the plan. 5. The 100 -year flood plain information is not shown correctly. The floodplain extends through the property and across future SH 40. Staff is recommending that the Greenways remain A -O Agricultural Open. 6. You are showing the various tracts as having already been rezoned. Please show existing zoning on your plan, and identify the proposed land -use changes, single - family, medium density, retail regional, etc. It appears that you are requesting C -1, general commercial in two areas. Please be aware that this is not in accordance with the Land Use Plan and or the City's Development Pollicies. Staff may not be able to support this proposal at this time. 7. This proposal is not in accordance with the Land Use Plan (LUP) due to the following: • The LUP shows single family /medium density; • The LUP shows no commercial in residential as; proposal shows commercial in residential areas. City Staff may be able to support a neighborhood level commercial area, but not general commercial. 8. This proposal is not in accordance with our development policies due to the following: • Strip commercial is not allowed. This plan shows strip commercial at Barron and Victoria. • There is no reduction of land use intensity between single family and commercial areas. 9. Please be aware that this Master Development Plan will be required to have a recommendation from the Parks Board concerning Park Land Dedication requirements prior to P &Z approval. 10. Please be aware that this property is included in the Bikeway and Pedestrian Master Plan and any development within the Greenways will be required to construct according to this plan. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser pole(s). Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) in C -1 per city specs and design. 4. Developer installs pull boxes as per city specs and design. (pull boxes provided by the city). 5.
