Box 9960 College Station, Texas 77842 Re.: Estates at Spring Creek - Master Development Plan COCS file #03- 00500020 Dear Mr. Thompson, This letter is in response to the City of College Station's comments on the Master Development Plan submitted for the Estates at Spring Creek on February 3, 2003. Engineering Comments (Carol Cotter) 1. Southern Plantation tie -in has been revised per your comment. 2. The Barron Road R.O.W. is a proposed 90 -ft, but currently varies and has been revised per your comment. 3. The name has been changed from "Spring Creek Development" to the "Estates at Spring Creek." 4. The property to the west on the plan has been identified. 5. The flood plain has been extended throughout the property and will remain A -0 Agricultural Open. 6. All tracts have been changed to represent the current zoning and the proposed land - use changes. 7. All previously noted general commercial tracts have been changed to represent neighborhood level commercial areas. 8. The proposed Retail- Neighborhood adjacent to the Single Family Subdivision at the corner of Barron Rd. and Victoria Avenue is less than 5 acres and is acceptable per the new Unified Development Ordinance and per verbal approval by Planning Staff at the pre - development meeting. The commercial development will meet all buffer requirements as set forth by the City of College Station. 9. The Parks Board approved the MDP on February 11, 2003. 10. The design and construction of the development shall contain all the components necessary to satisfy the requirements for the Bike and Pedestrian Master Plan. If I misunderstood anything, Ric and Steve, please let me know. Cash accepted in lieu of land for Stonebrook Subdiv. and Fox Run Condos. Richey - generally accepted staff rec. that any new neighborhood park be located north of Barron and south of Lakeway with added comment that the Board wants to see the 50% street frontage met as the development progresses thru the platting stage. Board will review specific location and layout details as platting occurs. Spring Creek Subdiv. - approved the 3 acres shown plus the greenway with condition that trails in the greenway be a part of the overall park development. Board will review park site development when the time comes. Shenadoah - approved the additional 6+ acres shown to cover the next phases of Shenadoah to the east and the west. Alexandria - I'm not quite sure what they did. Someone help me. Did they say No or we want more detail at the next mtg ??
