The following is addressing the comments from your review on June 16, 2003.
1. This information was furnished on plan 4 of 4 Landscaping.
2. Submitting new D.O.T. permit application with Owners signature.
3. See 11" X 17" plans attached to D.O.T. permit application.
4. See revised note in parenthesis under Erosion Control Notes #4 plan 2 of 4.
5. I understand that both the access easement and proposed electrical easement will
need to be submitted prior to a building permit being issued. Kerr Surveying is
currently working on these easements.

Copy Corner's
Re- Development of 2307 Texas Ave. South
Currently, Copy Corner is sharing the former Redmond Terrace shopping center with
Jason's Deli and Sun Builders. During this stage of construction, we have 65 actual
parking spaces. There is parking available in the old convenient store location and some
employees do park there.
Jason's is approximately 4200 square feet.
4200/65 =64 spaces
Copy Corner is approximately 9400 square feet.
9400/250 =38 spaces
Not including Sun Builders, 102 spaces is required by code.
Jason's has 14 -20 employees on any given shift depending on the day and whether or not
it's a lunch or dinner shift.

3000 sq ft. upstairs office /conference /storage
Our busiest time is from 4pm-6pm
Texas Aggieland Bookstore 4500 sq ft.
(College bookstore)
Other than the first and last week of each semester, their busiest time is football game
days. Football game days are Copy Corner's slowest days of the year.
Kolache Rolph's 1200 sq ft. G; : G' It VK �jC rVy'
Their busiest time(approximately 60% of their business) is from 6:30am -9am
Other factors:
• Together, Texas Aggieland Bookstore and Kolache Rolph employ about half what
Jason's does on a single shift.
• Epicures is closing its doors to normal restaurant business allowing room for any
shared parking if necessary.
• Copy Corner's business has become increasingly wholesale. Approximately 48% of
our business is now on account and about a third of that is from customers who never
come through the doors. Many other customers come in only to drop off and pick up.
Those who wait on their jobs or do their own work, spend an average of less than 10
minutes in the store. We are not your normal retail outlet.
We would like the city to consider the following:
Copy Corner currently uses approximately 1024 sq ft. for storage /warehouse.
7640 sq ft. retail/office
1000 sq ft. warehouse
1200 sq ft. restaurant with drive through
4500 sq ft. retail
7654/250= 31 spaces
1000 /1000= 1 space
1200/100= 12 spaces
4500/250= 18 spaces
62 spaces required, 66 spaces provided
Treating all of Copy Corner's space as retail, would push parking requirements to 65.
