In accordance with your request, enclosed you will find a very preliminary
conceptual illustration of our second phase of ministorage construction for Stop -N-
Store Ministorage located at 3820 Harvey Road, which was recently rezoned to PDD
status. As scheduled, Joe Marek, Pat Marek and Mike Mcclure will plan to be at a
pre development meeting at 4:00 p.m. on Monday, Feb. 2, 2004. Thank you.

Dear Molly:
This letter is in response to your comments for the above referenced project. The following
items corresponds to your numbered review comments:
1. As requested, please find attached a copy of the letter from the adjacent
property owner to the east of the proposed development.
2. Based on my conversation with you regarding the buffer yard to the south, it
is my understanding that the existing natural vegetation on the development
property can be used to meet the buffer requirements as long as the natural
vegetation complies with Section 7.6, F.,4. of the Unified Development
Ordinance (UDO). To ensure compliance with this section of the UDO, the
owner has conducted a tree survey of the buffer area along the south property
line. The tree survey shows that compliance with Section 7.6, F., 4 can be met
with regard to canopy /non- canopy trees and vegetation. However, the owner
does respectfully requests variances from Section 7.6, F., 3., c. and 4., e. of
the UDO. The owner proposes to continue the wood privacy fence that was
installed during Phase 1 across Phase 2 of the development The table in
Section 7.6, F. shows that a wall must be constructed along the property line
between commercial and single - family residential developments and that a 15'
buffer yard must be provided. Section 7.6, F., 4., e. states that if the buffer
yard is doubled (i.e. 30 feet), a fence may be substituted for the wall
requirement. This development will be capable of meeting this requirement
except for approximately 25 feet of the east end of the southern buffer yard;
thus, requiring a variance from Section 7.6, F., 4., e. (i.e. approximately 25
feet of the east end of the southern buffer yard width varies from 25 to 30
feet.) Also, the fence that was installed in Phase 1 of the development was
not constructed within one foot of the common boundary line as now required

by the UDO. To maintain conformity with Phase 1 of the development, the
owner proposes to continue the fence straight across Phase 2 of the
development; thus, requiring a variance from Section 7.6, F., 3., c.
Based on our findings with regard to the southern buffer yard with respect to
trees/vegetation and the two minor variance requests to Section 7 of the UDO, we believe
that a revised conceptual plan is not required. Please notify me as soon as possible if I
am incorrect regarding the revised conceptual plan. We look forward to discussing this
development with the Design Review Board on June 11.

Dear City Staff;
1 own the property Immediately afilacent to and on the east side of La Salve Nursery %bleb is
owned by pan and Eddie Ruth Chadbourne. They are under contract with Pat and :Joe Marek f,x
the expansion of Stop & Store Self Storage. Since my propert y is heavily wooded on the wort
side, I am In support of them not needing t0 Instal a buffer yard between the properties when the
expansion occurs. Pat has Indicate to me that he would Install he buffer in the front of m
property.
