ENGINEERING
1. Provide 10 -ft PUE adjacent to ROW on HOA Common Area along C3 and C5.
2. Provide 10 -ft PUE along L2 of HOA Common Area.
3. Provide 10 -ft PUE along east lot line of HOA Common Area.
4. Provide 10 -ft PUE along L1 and 69.38 -ft east lot line of Lot 4.
5. It appears Lot 28 Block 9 needs a drainage easement to accommodate flow from the
3 barrel culvert. It is assumed that the intention is for flow to go east to the stream
behind Phase VI and not northeast to the middle of Lot 28. How does Lot 11 apply
to this lot having a drainage way through the middle?
6. The construction documents show the Conservation Area to be such AND Common
Area. How can lot be the conservation area be owned and maintained by HOA and
owner of Lot? Another issue is that all lots must be encompassed by a PUE; 10 -ft or
20 -ft whichever applies. This plat does not comply with this requirement. Show
easements as required. No variance for this was requested to my knowledge.

Revisions per City comments Summary Letter
Dear Ms. George:
Below is the summary of the revisions made per the staffs comments.
ENGINEERING:
COMMENT #1: Provide 10 -ft PUE adjacent to ROW on HOA Common Area along C3
and C5.
ACTION: The 16' PUE has been increased to a 26' PUE to eliminate the 10'
area between the ROW and the easement.
COMMENT #2: Provide 10 -ft PUE along L2 of HOA Common Area.
ACTION: We were informed by Spencer Thompson through an e-mail
message that this is a BTU comment. Mark Telq with BTU agreed
that this easement is not needed since a 20' PUE was provided
along this Lot Line with the Phase 1 plat.
COMMENT #3: Provide 10 -ft PUE along east lot line of HOA Common Area.
ACTION: See Action for Comment #2.
COMMENT #4: Provide 10 -ft PUE along L1 and 69.38 -ft east lot line of Lot 4.
ACTION: See Action for Comment #2.

ACTION: The drainage from the culvert will flow through the HOA easement
shown on Lot 28. This is shown in more detail on Sheet 4 of the
construction plans.

ACTION: The construction plans are mislabeled. The conservation areas
should be labeled as "Conservation Buffer" as shown on the plat.
The lot owner will own the portion of the conservation area that lies
on their lot. Additional easements have been added to the plat as
requested.
