ENGINEERING: COMMENT #1: This site is in the Spring Creek Sewer Impact Fee Area. Impact Fees are due at the time of filing plat. ACTION: Fees will be submitted when the final plat is filed. COMMENT #2: Plat needs to incorporate any required easements to accommodate street lighting as per subdivision regulations. ACTION: The plat has been adjusted to show easements required for street lighting. SANITATION: COMMENT #1: Temporary Turnaround is required at the end of Martinsville Lane. Show on plat and in construction plans. ACTION: A turnaround will be shown on the construction plans and a field note description for a temporary public access easement on Lot 5, Block 36 will be provided. We are currently designing the next phase of Shenandoah (Phase 14) which will connect Martinsville Lane with the next local street to the south. This will eliminate the need for the turnaround on Martinsville Lane. ELECTRICAL: COMMENT #1: Developer installs conduit per city specs and design. ACTION: The electrical infrastructure installation will comply with this requirement. COMMENT #2: Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. ACTION: The electrical infrastructure installation will comply with this requirement. COMMENT #3: Developer provides digital AutoCAD 14 version of plat and /or site plan. email to tmichalsa.cstx.gov ACTION: A copy of the final plat will be sent once the requested revisions have been made. COMMENT #4: Developer provides easements for electric infrastructure as installed for electric lines (including street lights). Contact Tony Michalsky (979- 690 -3438) for a copy of electric design plan so additional easements can be added to Final Plat. ACTION: The plat has been adjusted to show all required easements for electrical installation. COMMENT #5: Off site easements may be necessary between Blk 40 Ph 12 and Blk 38 Ph 13 to provide service to lot in Blk 40. ACTION: We have discussed the need for this easement with Tony Michalsky and will be providing the field notes and exhibits for his review and processing. STAFF REVIEW COMMENTS NO. 3 Project: SHENANDOAH PH 12 (FP) - 04- 00500130 These comments relate to construction documents submitted for Shenandoah Phases 12 and 13 Final Plats. These comments do not reflect review of any required reports. ENGINEERING 1. Note: Subdivision regulations require submittal of construction documents as follows: "When filed (with the city), the plat shall be accompanied by the construction documents as prescribed below, in duplicate, and bearing the seal and signature of a registered professional engineer. All shall be in accordance with city engineering standards ". 2. Note. One Development Permit has been requested for these two phases. The City's issuance of a Letter of Completion /Acceptance will be dependant on completion of both phases. 3. Comments concerning utility easements have been previously returned with plat. Comments not repeated here. 4. General Note. Water line sizes 6 -in thru 12 -in are required to be AWWA C -909. 5. General Note. Remove all references to Type -I and /or Type -II Fire Hydrant. 6. General Note. Provide full sidewalk width wherever recessed stormwater inlets reduce full 6 -ft sidewalk clear width. 7. Sheet 1. Change reference in Construction Notes to read "BCS Unified Design Manual" when referring to water and wastewater construction. 8. Sheet 1. Strike Note 7. All construction must comply with City design requirements, details and specifications. No relief of this requirement has been granted at this time. It is the responsibility of the Engineer to ensure plans meet City requirements. 9. Sheet 1. In order to meet City design criteria for the entire subdivision, the water line along Halifax Drive should be an 8 -in line. See BCSUDGM, Maximum Lengths of Water Lines concerning 6 -in lines. 10. Sheet 1. Proved turnaround at end of Martinsville Lane. 11. Sheet 2. Sheet shows items off -site. No construction easement submitted with plans. Remove or relocate silt fence and Southern Plantation Drive intersection as shown. 12. Sheet 2. Show sidewalk down Waynesboro Court from Hallifax Drive to Proposed Greenway Dedication area. This requirement will be addressed at the P &Z meeting when the Final Plat is presented. 13. Sheet 4. Show slope of terrain at end of Petersburg Court. 14. Sheet 4. Slope of Waynesboro Court cul -de -sac at end exceeds maximum allowed. 15. Sheet 4. Show slope of terrain at end of Waynesboro Court cul -de -sac beyond ROW. 16. Sheet 5. Provide additional information showing how construction of manhole in existing sewer line will meet City and State standards. PUE on adjacent lot in process of being completed. 22. Sheet 9. Slope on sewer does not meet City standards. Minimum slope on 6 -in sewer is 0.8 %. 23. Sheet 10. Provide survey information for all sewer lines in and out of existing manhole at Sta 123 +68.79. 24. Sheet 10. Slope on sewer does not meet City standards. Minimum slope on 6 -in sewer is 0.8 %. 25. Provide sidewalk along Waynesboro Court to comply with Subdivision Regulations 8.M.1. It is City staffs opinion the sidewalk requirement in this location applicable. 26. Sheet 10. How is manhole lid in cul -de -sac to be constructed with extreme slope in pavement shown on Sheet 4? 27. Sheet 11. Easement for S -6 off -site portion not provided to date. Remove or provide easement dedication information. 28. Sheet 11. Slope on sewer does not meet City standards. Minimum slope on 6 -in sewer is 0.8 %. 29. Sheet 12. Show S -8 conflict on W -3 waterline profile. 30. Sheet S -1. Type 4 curb not approved. 31. Remove W/WW details not City approved. Provide City details from BCS Unified Design Manual or refer to City details in plan set. 32. Sheet S -2. Utility Crossing Detail. Revise detail for TCEQ compliance. Provide note for pressure sewer pipe as required. 33. Sheet S -3. Blow -off Assembly. See Note 26. Blow -off pipe size differs with water main size. 34. FYI to Design Engineer for contractor. See page 6 of BCSUDGM. "All bends and fittings producing a change in alignment greater than the deflection allowance of this manual shall be restrained to the pipe and blocked to undisturbed soil. In addition, the pipe itself shall be restrained for a minimum of 2 joints on either side of the alignment change." This may affect contractor costs. You may wish to add a note. City inspectors are required to inspect for compliance. 35. Water Report, Sewer Report and Drainage Report have not been reviewed for compliance. All reports are sealed by an Engineer as being in compliance. Reports will be checked as soon as time allows. If you know any reason these reports are not in compliance with the International Fire Code, TCEQ, BCS Unified Design Manual or other government agency, please notify City staff as soon as possible.
