This change needs to be signified on the replat side, certificate of ownership and dedication and in the title block. The lot has been renamed on the replat, certificate of ownership and dedication in the title block. 2. Why is the common area being included in the replat? It is being replatted to dedicate a PUE within the common area. The PUE is adjacent to the park property and will contain a drainage pipe being installed with Phase 201. 3. Provide volume and page number for all easements. The easements shown on the existing Lot 8R, Block 7 were dedicated by plat with the most recent replat. Those volume and page numbers have been added to Lot 8R. 4. Revise the Certificate of City Engineer to state "....this Subdivision Plat .... ". The phrase has been revised. 5. Parkland dedication for the 5 new lots will be due upon filing of the plat. This fee amounts to $10,105. Noted. 6. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" your on 9 p Y Y plans. Noted. 7. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Noted. Certificates were submitted with the plat application. ENGINEERING 1. This plat cannot be filed until the public infrastructure for Section 201 is accepted or bonded. Noted. It is being submitted prior to the acceptance so they can be filed at approximately the same time. The metes and bounds description does not appear to close. The description has been changed to close. 0 . Please show adjacent streets and rights -of -way. All existing streets and rights -of -way in Section 200 are shown. Future streets in Section 201 have been added even though they are not yet platted. ✓4. Please show and label the limits of the 100 year floodplain. The floodplain lines are already shown, but a label has been added. 5. 5 According to the construction plans for Section 201, a public utility easement is required through a portion of the common area for storm sewer that is being constructed. That easement is being dedicated with this plat. It is shown adjacent to the park property. As indicated in Planning Comment #2, that is the reason the Common Area is being replatted. The 15' PUE between Lots 10R and 11R should not be shown on the original plat, as it is being dedicated with this replat. The 15�P has bee removed fro thegi�a plat vi)w. ?;(/ ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. All easements on site are existing. Electric facilities will be designed within existing easements. Noted. With the exception of the one new PUE for the storm drain system, all other easements shown on the plat were dedicated previously by plat. 2. Developer provides temporary blanket easement for construction purposes or provides descriptive easements for electric infrastructure as designed by CSU for electric lines (where applicable, including street lights). Noted. A temporary blanket easement has already been given on all unplatted portions of the tract. 3. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. Noted. SANITATION 7. Need to show access (for) garbage service to new locations. The references to Common Area 1 have been changed to "Common Area" on the drawing and the title block. ENGINEERING � Noted. 2. The boundary line along Norwich Drive was incorrectly labeled. The label has been changed to show the true distance. Line L16 was also slightly modified. U 3 The easements within the Common Area have been relabeled to indicate they are private easements. Both easements extend to the headwall of the detention pond. The alignment of the easement adjacent to the park area is drawn such that it is centered over the drainage pipes as installed.
