The lot now has street frontage on Norwich Drive allowing the lot to be further subdivided in compliance with the R -1 B zoning district. The Common Area is being included in the replat in order to add an easement. RECOMMENDATION: Staff recommends approval. Site Development: Vacant. Property to the west and east is developed as Castlegate II Section 200. COMMENTS Parkland Dedication: Land dedication was provided with the first Final Plat of the Castlegate II development. Parkland Dedication fees of $10,105 (5 lots x $2,021) will be due prior to filing of the Final Plat. Greenways: N/A Pedestrian Connectivity: Sidewalks are required and will be provided on both sides of all thoroughfares and on one side of all local streets. In addition, sidewalks are proposed to be provided in designated common areas throughout the development. Bicycle Connectivity: Bike lanes are not required or proposed within this section of the subdivision. Impact Fees: The subject tract is located in the Spring Creek Sanitary Sewer Impact Fee Area and will be assessed $98.39 per LUE. REVIEW CRITERIA Compliance with Subdivision Regulations: The Final Plat is in compliance with the Subdivision Requirements of the Unified Development Ordinance.
