Re: Williamsgate Subdivision Water Line Design Approaches
Mr. Thompson:
At this time we request variance from the BCS Unified Water Line Guidelines. Enclosed
is a Fire Flow Analysis, which demonstrates that that the schematic preliminary design
depicted on preliminary plat provides appropriate fire flows within the standards of good
design practice.

RE: Williamsgate Subdivision
Sanitary Sewer Report
Dear Mr. Thompson:
In reference to the Williamsgate Subdivision Sanitary Sewer Report city review comments dated
June 9, 2004, comment #1 stated, "Sewer report in insufficient for approval. Refer to BCS
Unified Design Manual. Demonstrate downstream impact. The sewer line shown as the
discharge point was designed as a Sewer Impact Fee line. Demonstrate how the proposed system
affects the impact fee line ?" After reviewing the report, we have found nothing in the BCS
Unified Design Manual specifying errors in calculations (calculations were made using method
2). We believe we have sufficiently demonstrated the impact the proposed line will have on the
existing system at the tie in location, and, therefore need more elaboration in order to resolve your
questions of our report. If you could please contact and expand on the review comment, it would
be appreciated.

Water and Fire Flow Report
Dear Mr. Thompson:
Attached is the revised water and fire flow report for Williamsgate Subdivision. Water
line sizes have been changed on the plat and are now in compliance with City standards.
Water analysis for the system was performed under the assumption that if the system
sufficiently supports the fire hydrants and is in compliance with the fire flow
requirements, it will be more than adequate for supplying domestic water.
