There shall be a 10' electric easement centered on all interior lot lines. 2. There shall be 5' wide easement for anchors and guy wires necessary to help support overhead utility lines along Rock Prairie. Said easement will extend 20' beyond any utility easement. ❑ Note 11 requests a variance of Section 12 -J.2 reducing the utility easement widths from 20' to 15'. BTU requests that the 20' width remain. A 15' easement would greatly restrict the proper placement of electrical facilities, especially when considering the co- location of gas, water, CATV, telephone and electric facilities in the same 15' area. Considering the depth of these lots, the additional 5' is minimal. ❑ BTU requests that all PUE's in the subject property be labeled as "BTU electric easement and PUE" since, at this time BTU, is continuing to work with the City of College Station on a franchise agreement. ❑ BTU requests a 10' BTU electric easement centered on the common lot lines of lots 8 and 9 of Block 2. ❑ BTU requests a 10' BTU electric easement along the south side of Williams Creek Drive. I request that all PUE's be shown as something like "PUE and BTU electrical easement" with BTU being defined somewhere on the plat. Also, I assume that at some point, the developer will want BTU to remove the overhead electrical line that runs through the property. Since the subdivision will be installed in stages, we will have to work out the details to remove the line as development progresses. That may involve temporary easements to be released as the subdivision builds out. Planning for that, it may be good if a 10' BTU electrical easement is granted along the north and east lot lines of Block 3, Lot 4 since it looks pretty certain that's where the final tie between the underground and overhead will be. As it looks now, our main underground line will come off of Greens Prairie Road and down Williams Creek Drive. Please call me with questions. The "pre- 2002" city limit line is the blue colored line - it should stand out pretty clear. Also, please note that "Old May Road" is now "Old May Court" and it no longer connects to Rock Prairie Road. Also, Freddy Lane is now Johnson Creek Lane. Take a look at your designs, and let me know any easements you need between lots so I can add them to our plat for resubmission.
