ENGINEERING /PLANNING
1. Per Pete Caler, Sanitation Superintendent: Lanham Drive will require a temporary
turn - around.
2. Please identify existing zoning boundaries (A -O and A -OR).
3. Tie plat to City of College Station monument or known platted point.
4. According to the discussion from the Planning and Zoning Commission on May 6,
2004, a condition was placed on the Development Plan that if you are connecting o
to Rock Prairie Road and Rock Prairie Road is unimproved you will need a variance
to the Subdivision Regulations Section 8 -G.2.
5. Please show the pre -2002 city limit line and state that the lots that fell at the time
within the City of College Station boundary will be served by the City of College
Station electric service.
6. You are requesting a variance to the maximum slope of a roadway per the
subdivision regulation. To what extent of a variance are you requesting, 8 %, 10 %,
other?
7. Lot 10, Block 2, and Lot Block 4 are encumbered by an existing utility easement. Are
there plans to abandon these easements or is there sufficient area to develop?
8. All lots with floodplain need a minimum floor elevation per FIRM BFE and will be
required an Elevation Certificate for construction. Please show on plat.
9. According to Section 15 of the Subdivision Regulations, all required infrastructure
including streets and utilities shall become the property of the City of College
Station. Note 18 on the plat appears to require a variance to this section. Are you
requesting a variance to this section as it pertains to the water system?
10. Please note in order to dedicate public drainage easements the drainage easement
will have to be improved per Drainage Policy and design standards. Otherwise,
drainage easements shall be private.
11. Project must provide water report per city standards.
12. Per the UDO (Section 5.2 Residential dimension Standards) are as follows for A-
OR:
Minimum Lot Area: 1 -acre
Front Setback: 50 -ft.
Min. Side Setback: 20 -ft.
Min. Side Street Setback: 15 -ft.
Min. rear Setback: 50 -ft.
Please note on the plat that these setbacks apply in the A -OR zoning district.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

14. City staff will have to work with the developer and BTU concerning Section's 12 -V
and 12 -W for compliance with applicable codes and ordinances.
15. On Final Plat please show acreage of each lot.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer provides 30' of rigid conduit for riser pole(s). Developer installs first 10'.
City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design. (pull boxes provided by
the city).
5. Developer provides digital AutoCAD 2000 version of plat and /or site plan. Email to
rbolin @cstx.gov.
6. Developer provides load data for project.
7. Developer installs street lighting per city specs and design.
8. Developer provides temporary blanket easement for construction purposes.
9. Developer provides easements for electric infrastructure as installed for electric lines
(including street lighting).

Response to Staff Review Comments No. 1
Williams Creek
1. Temporary turn- around added.
2. Zoning Boundaries identified.
3. Plat tied to College Station monument.
4. Variance request is submitted as requested.
5. Pre -2002 City Limit Line is shown and noted on the plat in note 15.
6. Street slope up to 16% for Johnson Creek Lane and up to 8% for Anderson Creek
Lane.
7. The existing electric line will be relocated and the easement abandoned.
8. Minimum finished floor elevations added.
9. Variance is requested for Section 15.
10. The proposed public drainage easements will be improved. Existing drainages
that will not be improved will be private drainage easements.
11. A water design report will be submitted with the first Final Plat submittal.
12. These items are included on the Plat as note 16.
14. This has been noted. A meeting with College Station personnel and BTU is
scheduled for June 17, 2004.
15. The acreage for each lot will be included in the Final Plat.
Additional Revisions
Williams Creek
• A revised Preliminary Plat application is being submitted. The Johnson's have
purchased the land from Anderson and Stephen.
• Attached to the revised application is a revised "Requested Variances to
Subdivision Regulations ". A variance has also been requested for the Sanitary
Sewer Master Plan requirements.
• Also attached is a response addressing the 4 items that the Commission must find
before they can grant a variance for each of the variances requested.
• Freddy Lane changed to Johnson Creek Lane. Old May Road, now Old May
Court, no longer connects to Rock Prairie Road.
