ACTION #1: See revised plat. \> OMMENT #2: Please remove the Certificate of City Planner as this plat will receive approval from the Planning and Zoning Commission. ACTION #2: See revised plat. CO M ENT #3: Please add the note that is shown on the Preliminary Plat reading "A street connection along the south side of Anasazi Bluff Drive will be provided in a future phase. The street connection will be provided in a manner consistent with the City of College Station's Subdivision Regulations with respect to block length requirements." ACTION #3: See revised plat. MENT #4: Indian Lakes Phase 13 Preliminary Plat 11- 00500163 was included with changes to the acreage and total Tots that were previously approved by the Planning and Zoning Commission. Please submit an application for Phase 13 Preliminary Plat as its own new project. ACTION #4: Duly noted. MENT #5: Please be aware that construction documents are still under review and may affect the plat. AC ON #5: Duly noted. ACTION #6: Duly noted. ENGINEERING (Reviewed by Erika Bridges Date: April 9, 2012): COMMENT #1: Please provide a 20 -ft PUE at the rear of each lot. ACTION #1: See revised plat. COMMENT #2: There are previously platted Tots bordering the Common Area which need an additional 10 -ft PUE to be dedicated with this phase (in order to provide the required total 20 -ft rear lot PUE). ACTION #2: See revised plat. COMMENT #3: Please provide a PUE between Lot 1, Phase 13 and Lot 21, Phase 11 in order to provide a total 20 -ft side lot PUE. ACTION #3: See revised plat. ACTION #7: The construction plans have been designed in accordance with the guidelines and ordinances that were in place when this project was originally master planned. COMMENT #8: Sh. 3 — A 6 -inch waterline is allowed to extend a maximum of 800 ft and must terminate in a fire hydrant or blow -off. COMMENT #9: Sh.3 — The minimum 4 -ft cover over the waterline needs to be provided throughout. ACTION #9: The water line will have 4 -ft cover. The natural grade profile line shown on the plan is for the existing ground at the center of the street. The proposed grade over the water line is at least 4' deep. COMMENT #10: Sh.3 — Fire hydrants are required every 1,000 feet. ACTION #10: The construction plans have been designed in accordance with the guidelines and ordinances that were in place when this project was originally master planned. ACTION #11: The plans have been designed in accordance with Wellborn Water standards. COMMENT #12: Sh. 5 — Please label the proposed contours. It appears that some proposed contours are not meeting up with the existing contours. ACTION #12: See revised plans. The existing contours are 2' interval per the city's mapping system for clarity purposes. The proposed are 1' interval and match the contours of the survey data collected.
