It is necessary to establish relationships between Living Unit Equivalents and the various land uses. The
following relationships have bten determiner) after brief leviOW o dcvelo land uses within this city
a comparison consumption rates of each use category and comparisons with design recommendations of

Dear Ms. Morgan:
I appreciate your patience with our offices as we work through the access management issues along
this important corridor. In my previous letter and during our meeting, I mentioned that we were
waiting for the completion of a dispute resolution regarding a driveway request at the McDowell and
Fedora properties. We recently received word that our administration would approve a
multidirectional driveway permit at the property line between the Fedora Property and Lot 8 of
Block 2.
Therefore, to meet our desired connection spacing criteria for this roadway of 425 feet, we ask that
you locate a single access point for your client's proposed development at the property line between
Lots 8 and 7 of Block 1. This will provide adequate spacing from the connection I mentioned in the
previous paragraph. We believe that you and your client can design your site to accommodate the
proposed development using one driveway. Also, given the large number of connection points
developing along this section of FM 2154, our office has decided that there will not be a median
opening between Rock Prairie Road and Mortier Drive.

1.100% established ground cover for entire site including the detention pond.
2. Remove commercial dumpster and any construction equipment and debris.
3. Remove dirt and sediment from the drainage flume.
4. Grade detention pond to drain. Currently ponding.
5. Missing landscaping and screening
6. The required buffer wall is required to be finished (painted) on both sides. Currently not painted at all.
7. All paved areas are required to be curbed. Please provide temporary curbing on connecting drive aisles
until adjacent properties develop.
