HomeMy WebLinkAboutStaff CommentsMEMORANDUM June 8, 2004 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: shompson@cstx.gov SUBJECT: FINAL PLAT for INDIAN LAKES SUBDIVISION PHASE 4 Item: Consideration, discussion, and possible action on a Final Plat Indian Lakes Subdivision Phase IV consisting of 15 lots on aproximately 44 acres located along Chaco Canyon and Calusa Springs Drives in the City's ETJ Area. (04- 00500132) Applicant: Mr. Paul Clarke, agent for Smiling Mallard Development, Ltd. Staff Recommendations: Staff recommends approval of the Final Plat as submitted. Item Summary: This item is for the consideration of a Final Plat for Phase IV in the Villages of Indian Lakes. The Final Plat is in compliance with the approved Preliminary Plat. This phase consists of lots to be created along existing streets. Lots 28, 29, and 30 are shown to include a Conservation Buffer as part of this project's efforts for meeting USACoE requirements. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Wednesday, June 9, 5:00 p.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, June 17, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ cstx.gov; and The Mylar original of the revised final plat with the owner and County Judge's signatures (will be required after the County's approval). Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will not be scheduled for the Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. After the Planning & Zoning Commission has approved the plat, please submit seven (7) copies of the plat with any required corrections to the City of College Station. City staff will check for all approved items and forward the plat to the County. If you have any questions or need additional information, please call Spencer Thompson at 764.3570. Add 70 -ft temporary turnaround at end of Anasazi. 3. To Detail #3, add 55 -ft PSE info as in Detail #1. 4. Add 10 -ft PUE adjacent to ROW on Lots 28, 30 and 31 where PUE does not cover.
