One of the details shows the PSE and one does not. Phase VI 1. This is a BTU comment. You are correct the comment should have read "west ". 2. Again, this is a BTU easement requirement. 3. Noted. How is this plat going to address meeting the easement requirements and temporary turn around? Phase IV Final Plat 1. Comment #3: There is not a Detail #3 shown on the Final Plat. Please clarify the comment. Phase VI Final Plat 1. Comment #3: I'm assuming that you meant the west lot line of the HOA Common Area since there is a PUE on the east property line. As for the west property line, a 20' PUE was provided with Phase 1 on the Lake Arapaho HOA Lot. Therefore we did not provide an additional easement with this phase. 2. Comment #4: Again there is a 20' PUE on the Lake Arapaho Lot. 3. Comment #5: If you are looking at the overall drawing in the construction plans it does appear the drainage will flow into Lot 28. However, the contours used for that drawing were based on USGS maps so that we could cover a large area. Based on an on- the - ground survey the stormwater from the emergency spillway will actually flow through the HOA easement shown on Lot 28 and not on Lot 28 or Lot 1. ENGINEERING: COMMENT #1: Add curve radii to ROW at intersection of Anasazi and Chaco Canyon. ACTION: This revision has been made to the plat. COMMENT #2: Add 70 -ft temporary turnaround at end of Anasazi. ACTION: An easement has been shown on the plans. The turnaround will be shown on the construction plans. COMMENT #3: To Detail #2, add 55 -ft PSE info as in Detail #1. ACTION: This revision has been made to the plat. McCLURE & BROWNE ENGINEERING /SURVEYING, INC. COMMENT #4: Add 10 -ft PUE adjacent to ROW on Lots 28, 30 and 31 where PUE does not cover. ACTION: The 16 -ft PUE has been increased to a 26 -ft PUE in order to eliminate the 10 -ft space between the ROW and PUE. COMMENT #5: The construction documents show the Conservation Area to be such AND Common Area. How can lot be the conservation area be owned and maintained by HOA and owner of Lot? Another issue is that all lots must be encompassed by a PUE; 10 -ft or 20 -ft whichever applies. This plat does not comply with this requirement. Show easements as required. No variance for this was requested to my knowledge ACTION: The construction plans are mislabeled. The conservation areas should be labeled as "Conservation Buffer"as shown on the plat.
