DEVELOPMENT HISTORY
Annexation: 1993
Zoning: A -O Agricultural Open to R -1 Single Family (2004)
Preliminary Plat: This subdivision was originally preliminary platted in 2004
and a revised preliminary plat adjusting phase lines was
approved in 2005. At the July 1, 2010 Planning and Zoning
Commission regular meeting, a new preliminary plat was
required and approved because the previous preliminary
plat had expired due to inactivity of the project.
Site Development: This portion of the Dove Crossing subdivision is vacant.
Phases 1A, 1B, 10, 2, 3, 4, and 8 have been filed for
record and are largely built out. Phases 1A and 1B were
approved in 2005. Phases 1C and 2 were approved in
2006. Phases 3 and 4 were approved in 2007, and Phase
8 was approved in 2008.
COMMENTS
Parkland Dedication: Parkland dedication fees have been assessed in lieu of
land for 49 lots at $556.00 per lot for a total of $27,244.00.
The applicant made full payment at the time of filing the
application for this final plat.
Greenways: N/A
Pedestrian Connectivity: Six -foot sidewalks will be provided along Alexandria
Avenue and a four -foot sidewalk will be provided along
Emerald Dove Avenue and Dove Run Trail.
Bicycle Connectivity: Bike lanes, as identified in the Bicycle, Pedestrian, and
Greenways Master Plan, will be striped and signed by the
City along Alexandria Avenue as funding becomes
available.
Impact Fees: N/A
REVIEW CRITERIA
Compliance with Subdivision Regulations: This plat complies with the Subdivision
Regulations as set forth in the City of College Station Unified Development Ordinance,
and with the approved preliminary plat.
STAFF RECOMMENDATIONS
Staff recommends approval of this final plat.
