PLANNING
1. Please update the language in the Certificate of Ownership including:
• Removing "(s)" and "is /are" and "I(we)" were applicable in both the Certificate of
Ownership and Notary Public Certificate;
• Change the owner's name to read "Jill Mary Dunlap" as it reads on the application.
Updated as requested, see revised Final Plat.
2. Please change the title of the Approval of Planning and Zoning Commission to read
"Certificate of Planning and Zoning Commission ".

3. Please show that the multi -use path connects with the sidewalk along Barron Road.

1. Spring Creek Sewer Impact fees are required with this development. Fees will need to be
paid at the time of issuance of the Building Permit.
Noted.
2. FYI- A TxDOT permit will be required for any future work done in the TxDOT right -of -way.
Noted. A TxDOT driveway permit was submitted on 5/23/12 with the Site Plan
application.
3. Please tie a corner of the property to a City of College Station Monument.
Updated, please see revised Final Plat.

will be sent separately. Any required changes may affect the final plat.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes or provides
descriptive easements for electric infrastructure as designed by CSU for electric lines (where
applicable, including street lights)

2. Developer will be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
Noted.
3. If applicable, the following easements will be required: 10' easement parallel with C1.
This being the curve along SH40 and Barron Road.

GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design. Noted.
2. CSU will provide drawings for electrical installation. Noted.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. Noted.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required. Noted.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout. Noted.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design. Noted.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull
boxes and secondary pedestals provided by CSU). Noted.
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to:
wdavis(a cstx.gov. Noted.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks. Noted.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU. Noted.

Applicant was not aware it was required to extend the multi -use path to the sidewalk
along Barron Road. Is this a recommendation or a requirement from the UDO? Please
advise.
