THIS IS TO CERTIFY: That we have examined the records of the County Clerk of Brazos
County, Texas as they are reflected in the geographically indexed title plant of University Title
Company as to the following property, to -wit:
Metes and bounds description of all that certain tract or parcel of land lying and being
situated in the Morgan Rector League, Abstract No. 46, College Station, Brazos County,
Texas. Said tract being the same tract of land as described by a Deed to the Jane Clayton
Oakes Revocable Trust recorded in Volume 4316, Page 190 of the Official Public Records
of Brazos County, Texas.
Said tract being more particularly described by metes and bounds as follows:
BEGINNING at a 5/8 inch iron rod found on the West line of the Earl Rudder Freeway
South (State Highway No. 6 - R.O.W. varies) marking the North corner of this herein
described tract and the East corner of Lot 9, Block 2, Bernadine Estates 1st Installment, as
shown on the plat recorded in Volume 428, Page 636 of the Deed Records of Brazos
County, Texas;
THENCE: S 01° 43' 58" E along the West line of said Earl Rudder Freeway South for a
distance of 223.27 feet to a concrete right -of -way monument found;
THENCE: S 10° 21' 56' W continue along said Earl Rudder Freeway South for a distance
of 295.45 feet to a 3/8 inch iron rod found marking the South corner of said 1.62 acre tract
and the East corner of Lot 2, Block "B ", Haney Highway Six Subdivision, as shown on the
plat recorded in Volume 805, Page 621 of the Official Records of Brazos County, Texas.
For reference, a 1/2 inch iron rod found marking the Southeast corner of said Lot 2, Block
"B ", bears: S 10" 17' 53" W for a distance of 141.82 feet;
THENCE: N 47° 19' 46" W along the Northeast line of said Lot 2, Block "B ", pass the East
corner of Lot 1, Block "B" of said Haney Highway Six Subdivision, continue for a total
distance of 308.99 feet to a 5/8 inch iron rod set on the Southeast line of Lot 6, Block 2 of
said Bernadine Estates marking the West corner of said 1.62 acre tract and the North
corner of said Lot 1, Block "B ";
THENCE: N 41° 56' 07" E along the Southeast line of said Lot 6, Block 2 for a distance of
69.20 feet to a 1/2 inch iron rod found marking the East corner of said Lot 6, Block 2 and

the South corner of Lot 7, Block 2 of said Bernadine Estates;
THENCE: N 41° 56' 07" E along the Southeast line of said Lot 7, Block 2 for a distance of
93.60 feet to a 3/4 inch iron rod found marking the East corner of said Lot 7, Block 2 and
the South corner of Lot 8, Block 2 of said Bernadine Estates;
THENCE: N 41° 57' 34" E along the Southeast line of said Lot 8, Block 2 for a distance of
166.57 feet to a 1/2 inch iron rod found marking the East corner of said Lot 8, Block 2 and
the South corner of said Lot 9, Block 2;
THENCE: N 41° 58' 22" E along the Southeast line of said Lot 9, Block 2 for a distance of
79.89 feet to the POINT OF BEGINNING containing 1.610 acres of land, more or less.
