thereof recorded in Volume 959, Page 797 of the Official Records of Brazos County, Texas.
Tract Two:
Metes and bounds description all that certain tract of and lying and being situated in the Thomas
Caruthers League, Abstract No. 9, College Station, Brazos County, Texas. Said tract being a portion of a
called 1.00 acre tract as described by a Deed to Robert E. Carroll and Marguerite H. Carroll recorded in
Volume 373, Page 590 of the Deed Records of Brazos County, Texas, and being a poriton of a called
remainder of a 95.4 acre tract as described by 2 Deeds to L. L. Carroll recorded in Volume 105, Page 114
and Volume 122, Page 636 of the Deed Records of Brazos County, Texas.
Said tract being more particularly described by metes and bounds as follows:
COMMENCING at a 5/8 inch iron rod set marking the common comer of Lot 13 and Lot 14, Block 12,
Woodcreek, Section Three, according to the plat recorded in Volume 959, Page 797 of the Official
Records of Brazos County, Texas, said iron rod set marking the west comer of said 1.00 acre tract;
THENCE: N 44° 07' 30" E along the common line of said Lot 13 and 1.0 acre tract for a distance of
144.94 feet to a 5/8 inch iron rod set on a fence line and marking the POINT OF BEGINNING of this
herein described tract (this line was used for bearing orientation honoring the plat call bearing of
Woodcreek, Section Three, 959/797), for reference the north corner of said 1.00 acre tract bears: N 44°
07' 30" E for a distance of 0.31 feet;
THENCE: N 44° 07' 30" E along the common line of said Lot 13 and said remainder of 95.4 acre tract for
a distance of 90.86 feet to a 5/8 inch iron rod set marking the most easterly corner of said Lot 13 and the
north corner of this herein described tract;
THENCE: through said remainder of 95.4 acre tract for the following calls:
S 43° 41' 54" E for a distance of 90.00 feet to a 5/8 inch iron rod set;
S 44° 07' 30" W for a distance of 90.86 feet to a 5/8 inch iron rod set in a fence line;
THENCE: N 43° 41' 54" W through said 1.00 acre tract and along said fence line for a distance of 90.00
feet to the POINT OF BEGINNING containing 0.1876 of an acre of land, more or Tess.
