Conditions of Approval: The screening fence must be continued along the eastern property
line because it abuts signle family residential zoning. The landscaping, including the
required landscape buffer along the eastern property line, must be completely installed
as shown on the approved site plan by April 8, 1998. The ground cover must be established
or installed (if sod) by April 8, 1998. If these conditions are not met by 5 p.m. on
April 8, 1998, the owner(s) must submit a financial guarantee to the City in the amount
of $5.00 times the number of required landscaping points which have not yet been installed,
plus the dollar value of the fence plus 10% for the part which is incomplete.
