SUBJECT: EDELWEISS GARTENS PH 6-11 (PP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
June 7, 10:00 a.m., your project will be placed on the next available Planning and
Zoning Commission meeting scheduled for June 17, 2004, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Two (2) copies of the revised preliminary plat;
$200 public hearing fee for replat notifications;
One (1) Mylar original of the revised preliminary plat.
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future
agenda once all the revisions have been made and the appropriate fees paid. If you
have any questions or need additional information, please call Spencer Thompson or

ENGINEERING/PLANNING
1. Please remove "Master" off plat. Per LIDO there is no longer a Master Preliminary
Plat. Please download a new Preliminary Plat application off of our website.
2. Zoning boundaries are not clear. Please denote each zoning boundary within each
phase.
3. Portions of this property that were a part of the Bald Prairie Subdivision are required
to be a replat and a public hearing.
4. Please show all side-street setbacks. The building area on some of the proposed
side-street lots is of concern.
5. The intersection at Mountain Breeze Way and Victoria Avenue should be designed
with the proper radius to meet fire requirements. This is typically 25-feet. The HOA
landscape easement can be applied outside of ROW.
6. No zero lot line construction is shown on plat and none is being considered for
Phases 6-11.
7. Sewer is to be extended up Renee Lane to extent of development.
8. Utilities shown are not approved at this time. Water and sewer reports are required
to confirm line sizes and capacities. In addition, see BCS Unified Design criteria as
it relates to 6-inch lines ending in an 8-inch line or fire hydrant, maximum length of
lines and number of hydrants on a 6-inch line. What is shown on plat conflicts with
requirements.
9. Since R-1 lots are allowed in R-2 and R-3, please state on plat where you are
platting R-1 lots in zones other than R-1, in compliance with R-1 standards. Please
note on plat which lots are being platting to which standard; R-1, R-2 & R-3.
10. Lots less than 70-feet in width in the R-2 zone to be developed with duplexes are
required to provide side or rear parking. Note on plat.
11. Mountain Breeze Way and Santour Drive are required to connect to SH 40. The
Developer will be required to make tie-in to SH 40 at the time 40 is accessible.
12. Rename Robelmont Lane to Night Rain Drive for continuity.
13. Devrne Loop will need a new suffix as it does not meet the definition of a loop.
14. Passendale Loop will need a new suffix as it does not meet the definition of a loop.
15. Submit 2 new names for approval for the 2 cul-de-sacs off of Tenneville Court.
16. If Tenneville Court will not be a cul-de-sac, the suffix will need to be renamed.
17. Show extension of 10-inch sewer line and 12-inch water line at northeast property
corner crossing 40.
18. Public drainage ROW is required to be improved and designed per DPDS.
19. On Santour Drive, plat shows 60-ft ROW and 36-ft ROW.
20. Additional easements may be required due to proximity of utilities to edge of ROW.

next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser pole(s). Developer installs first
10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design. (pull boxes provided by
the city).
5. Developer provides digital AutoCAD 2002 version of plat and/or site plan. Email to
rbolin@cstx.gov.
6. Developer provides load data for project.
7. Developer installs street lighting per city specs and design.
8. Developer provides temporary blanket easement for construction purposes.
9. Developer provides easements for electric infrastructure as installed for electric lines
(including street lighting).
