ENGINEERING/PLANNING: COMMENT #1: Please remove "Master" off plat. Per UDO there is no longer a Master Preliminary Plat. Please download a new Preliminary Plat application off of our website. ACTION: "Master" has been removed from the plat. COMMENT #2: Zoning Boundaries are not clear. Please denote each zoning boundary within each phase. ACTION: Zoning Boundaries for each phase have been labeled. COMMENT #3: Portions of this property that were a part of the Bald Prairie Subdivision are required to be a replat and a public hearing. ACTION: $200 Public Hearing fee has been submitted and a note has been placed on the preliminary plat. COMMENT #4: Please show all side-street setbacks. The building area on some of the proposed side-street lots is of concern. ACTION: Typical corner and interior lot setback details have been added to the drawing and specific setbacks for the irregular-shaped corner lots have been shown on the plat. COMMENT #5: The intersection at Mountain Breeze Way and Victoria Avenue should be designed with the proper radius to meet fire requirements. This is typically 25-feet. The HOA landscape easement can be applied outside of ROW. ACTION: A 25' radius has been added to the ROW. COMMENT #6: No zero lot line construction is shown on plat and none is being considered for Phases 6-11. ACTION: This is a correct interpretation of our submittal. COMMENT #7: Sewer is to be extended up Renee Lane to extent of development. ACTION: Per e-mail conversation with Spencer Thompson, the majority of the Bald Prairie Subdivision can be sewered by the sewer line stubbed out with Westfield Village Phase II&III. The only portion of Bald Prairie that drains toward Edelweiss Gartens is Lot 5 which can be sewered by the proposed 8" sewer line along Mountain Breeze Way. COMMENT #8: Utilities shown are not approved at this time. Water and sewer reports are required to confirm line sizes and capacities. In addition, see BCS Unified Design criteria as it relates to 6-inch lines ending in an 8-inch line or fire hydrant, maximum length of lines and number of hydrants on a 6-inch line. What is shown on plat conflicts with requirements. ACTION: Water and sewer reports will be submitted with first set of construction plans from this section. The 6-inch waterlines have been revised to meet B/CS Design Guideline requirements. COMMENT #9: Since R-1 lots are allowed in R-2 and R-3, please state on plat where you are platting R-1 lots in zones other than R-1, in compliance with R-1 standards. Please note on plat which lots are being platted to which standard; R-1, R-2, & R-3. ACTION: A note has been added to the plat indicating that the lots in the R-3 zoning district will be designed to the R-1 standard. COMMENT #10: Lots less than 70-feet in width in the R-2 zone to be developed with duplexes are required to provide side or rear parking. Note on plat. ACTION: All lots in R-2 zone have been revised to be a minimum of 70' wide. COMMENT #11: Mountain Breeze Way and Santour Drive are required to connect to SH 40. The developer will be required to make tie-in to SH 40 at the time 40 is accessible. ACTION: The developer will make the connection once SH 40 is accessible. Concrete aprons have been shown on the plat to denote this. COMMENT #12: Rename Robelmont Lane to Night Rain Drive for continuity. ACTION: The street has been renamed on the preliminary plat to Night Rain Drive, but the owner would prefer that street name remains Robelmont Lane. The city's emergency management representative was to review whether this can be allowed. We have not been informed of the city's decision regarding this issue. COMMENT #13: Devrne Loop will need a new suffix as it does not meet the definition of a loop. ACTION: Devrne Loop has been renamed to Devrne Drive. COMMENT #14: Passendale Loop will need a new suffix as it does not meet the definition of a loop. ACTION: Passendale Loop has been renamed to Passendale Lane. COMMENT #15: Submit 2 new names for approval for the 2 cul-de-sacs off of Tenneville Court. ACTION: Two new names are shown on the plat. (Noirmont Ct. & Merlemont Ct.) COMMENT #16: If Tenneville Court will not be a cul-de-sac, the suffix will need to be renamed. ACTION: Tenneville Court has been renamed to Tenneville Drive. COMMENT #17: Show extension of 10-inch sewer line and 12-inch water line at northeast property corner crossing SH 40. ACTION: A 10-inch sewer line and an 8-inch water line have been shown crossing SH 40. The 8-inch water line matches existing sizes in this location. COMMENT #18: Public drainage ROW is required to be improved and designed per DPDS. ACTION: This will be accounted for with construction plans. COMMENT #19: On Santour Drive, plat shows a 60' ROW and 36' ROW. ACTION: The 38' dimension is street width. The drawing has been revised. COMMENT #20: Additional easements may be required due to proximity of utilities to edge of ROW. ACTION: Additional easement will be shown on final plats if utility placement warrants. ELECTRICAL: COMMENT #1: Developer installs conduits as per city specs and design. ACTION: Electrical infrastructure installation will comply with this requirement. COMMENT #2: Developer provides 30' of #4 rigid conduit for riser pole(s). Developer installs first 10'. City installs remainder. ACTION: Electrical infrastructure installation will comply with this requirement. COMMENT #3: Developer pours transformer pad(s) per city specs and design. ACTION: Electrical infrastructure installation will comply with this requirement. COMMENT #4: Developer installs pull boxes as per city specs and design. (Pull boxes provided by the city) ACTION: Electrical infrastructure installation will comply with this requirement. COMMENT #5: Developer provides a digital AutoCAD 2002 version of plat and/or site plan. Email to rbolin@cstx.gov. ACTION: A digital copy of the plan will be submitted. COMMENT #6: Developer provides load data for project. ACTION: Developer will comply with this requirement. COMMENT #7: Developer installs street lighting per city specs and design. ACTION: Electrical infrastructure installation will comply with this requirement. COMMENT #8: Developer provides temporary blanket easement for construction purposes. ACTION: Developer will comply with this requirement. COMMENT #9: Developer provides easements for electric infrastructure as installed for electric lines (including street lighting). In addition, because the subject property has been zoned for residential development in the last 5 years the state statute requires public notification. I approved notification for this plat only in regard to Lots 6, 7 and 8 of the Bald Prairie Subdivision. I was not aware that this replat involved Lot 1 of Bald Prairie until the revised plat made note of the fact. Nowhere on the previous plat was it stated that a replat was involved. Because of this, 1 will have to re-notify for this item. The item is not eligible to go to the 6/17/04 meeting. The next available meeting is 7/1/04 meeting.
