MINIMUM SUBMITTAL REQUIREMENTS
If a petition for rezoning is denied by the City Council, another application for rezoning shall not be filed within a
period of 180 days from the date of denial, except with permission of the Planning & Zoning Commission or City
Council. The following items must be submitted by an established filing deadline date for consideration:

X Two (2) copies of a fully dimensioned map on 24" x 36" paper showing:
a. Land affected;
b. Legal description of area of proposed change;
c. Present zoning;
d. Zoning classification of all abutting land; and
e. All public and private rights -of -way and easements bounding and intersecting subject land.
X Written legal description of subject property (metes & bounds or lot & block of subdivision, whichever is
applicable).
The Rezoning Supporting Information sheet completed in full. A CAD (dxf /dwg) or GIS (shp) digital file may
be required for more complex rezoning requests.

REZONING SUPPORTING INFORMATION
1.) List the changed or changing conditions in the area or in the City which make this zone change
necessary.
The C -3 zoned property was purchased last year with the intent of building a bank
facility. Since the purchase, rules governing C -3 zones have ch anged and no longer
allow buildings with drive - throughs. Abank without a drive- through is not workable
for the owners.
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain why the Plan is incorrect.
The Comprehensive Plan calls for "retail - regional" at this property and at adjacent
properties along Wellborn Road. Rezoning to C -1 will be inaccordance with the
Plaster Plan.
3.) List any other reasons to support this zone change.
This bank facility should generate no more traffic or noise t han many other uses
still permitted under C -3. No odors are generated. Business hours will be 8:00 APl
to 6:00 PM except for ATM use and night deposits. A bank is typically considered
a quiet, stable operation. We feel that the facility will be an asset to the area
and adjacent neighborhood..
