look at the roll curb. I know you are ok with the curb for a temp. C.O., however if you have not seen how

I have talked to the GC and he still needs the roll-over curb, hood test and fire alarm test.

Carol and I did a site inspection this morning and these are the following issues:
1. Will need established ground cover
2. Remove construction debris
3. Remove Development Signs
4. Many dead shrubs in the required buffer adjacent to the single family located at the rear of the property.
These will need to be replaced.
5. There is a note on the stamped approved landscape plan that states "30' wide buffer yard provided in
lieu of required 15' buffer with wall-dense existing native foliage to remain undisturbed-included 14 canopy
trees and very opaque undergrowth. All shall be protected during construction". There is a portable
building approximately 20x30 in area that has been placed in a cleared area in the middle of this above
mentioned required natural buffer. This portable building and location was not approved with the site plan.
Please explain.
6. A roll curb was shown on the stamped approved site plan for emergency vehicle access in the parking
lot adjacent to the front of the building. This was not constructed according to plans. This is a fire
department requirement. How will this be resolved?

Revisions per City comments Summary Letter
Dear Ms. Cotter:
Attached please find two (2) sets of Civil Site Construction Plans revised per City review
comments. Below is the summary of the revisions made per review comments No. 2 dated
June 4, 2004. Please be aware that the planning comments will be addressed by the
architect with their submittal under separate cover.
ENGINEERING COMMENTS:
COMMENT #1: Show easements that are being required with platting.
ACTION: Revised per your request. (See Preliminary Plat re-submitted on
71212004)
COMMENT #2: Site Plan cannot be approved until property is platted.
ACTION: This property is in the platting process.
COMMENT #3: Architectural Site Plan needs to look like engineering plans.
ACTION: Architect to adjust site plan per engineering drawings.
COMMENT #4: Requested that the water report show the required fire flow based on
the size of the building and construction.
RESPONSE: The fire flow shown on the site plan is 1750 gpm. This figure
was developed by the MEP designer based on the building size
and construction as required by the International Fire Code. The
water report was developed using 2500 gpm as required in the
CS Design Guidelines for Commercial and Multifamily
developments. The larger figure was chosen for use because it
is the more conservative of the two figures. Even when using
the higher flowrate, the proposed system easily meets the City
requirements. The minimum pressure under fire flows (83 psi)

is more than 4 times the required minimum (20 psi), and the
maximum velocity (8.9 fps) is substantially less than the
maximum allowable (12 fps).
COMMENT #5: Requested that the drainage from the detention pond have an off-site
drainage easement.
ACTION: The two property owners are currently working on an agreement
for the drainage issue.
COMMENT #6: Is all the flow in drainage basin EX2 actually going to study point?
ACTION: All of the flow from EX2 is not going to the detention pond. There is
a small portion of land just west of the detention pond, between the
drainage channel and property line that does not flow to the detention
pond. The flow through that area has been greatly reduced because
the majority of the runoff from the site is being captured and conveyed
to the detention pond via the drainage channel. The area that will
continue to sheet flow off of the property has been reduced in size
and no improvements will be made to this portion of property.
COMMENT #7: Requested that water line W-1 be C-909.
ACTION: Revised per your request.
COMMENT #8: Requested a P.U.E. for water line W-2.
ACTION. Revised per your request.
COMMENT #9: Requested Blow-Off Riser detail W3-03.
ACTION: The detail has been removed and reference is made to B/CS
Unified Design Guidelines, Specifications and Details.
COMMENT #10: Requested a check of the deflection of the water line bends and
fittings.
ACTION: Comment noted and no revision was required.
COMMENT #11: Requested a note stating that all water and sewer construction will be
in accordance with B/CS Unified Design Guidelines, Specifications
and Details.
ACTION: See note #2 in the general construction notes on sheet 1 of the
construction drawings.
COMMENT #12: Requested a verification that the sidewalk from the covered drop off
to the parking lot is not covered.
