(04- 00500104) Applicant: Alton Ofczarzak, Owner Staff Recommendations: Staff recommends approval of the Final Plat, as submitted. Item Summary: This item is for consideration of a Final Plat for The Gardens. The 2 lots front on Wellborn Road (FM 2154). The City, the County, and TxDOT all requested the joint access easement in order to meet the required driveway spacing along Wellborn Road. Wellborn Road is TxDOT ROW. This item was submitted prior to the ordinance requiring fire flows in the City's ETJ and is not being considered under that provision. Comprehensive Plan Considerations: Land Use Plan: Shown as rural. However, being in the ETJ there is no regulation governing development in regard to commercial, residential, density, etc. Thoroughfare Plan: Wellborn Road is a major arterial.
