ENGINEERING
1. Show ROW width for McCullough Road.
2. This plat will create easements where current structures exist. Are structures
planned for removal?
3. Access to Wellborn is a concern. City subdivision regulations address this in section
12 -1.9. See TxDOT comment below.

BRAZOS COUNTY
1. Show ROW width for McCullough Road. According to County records this ROW is
approximately 50 -ft. Therefore, this side of the roadway needs to dedicate 10 -ft
along property boundary.
2. Note 3 refers to setbacks along ROWs. However, the County setback along state or
federal roads is 50 -ft. Therefore, the setback along FM 2154 is 50 -ft.
3. Add the following notes to plat.
12. New ROW dedication area shall be completely cleared (trees, brush, fencing
relocated, etc.)
13.20' PUE along ROW to be cleared of all brush and small trees.
14.A11 public utilities in the new dedicated ROW area shall be relocated to the public
utility easement.
Please note, after ROW dedication, easement dedication and setbacks are placed on
Lot 4, the southeast corner of Lot 4 will be "isolated ". You may wish to consider
reconfiguring lot lines to accommodate this scenario.

1. Primary power line shown on plat needs easement. If there is an existing easement
or Temporary Blanket covering this line please denote volume and page of said
easement on plat.
2. If there is no current easement covering the power line, a 20 -ft PUE needs to be
dedicated with this plat.

TxDOT
1. Only one access point to will be allowed from this platted area to FM 2818 (Wellborn
Road). Show access easement along property front from access point to all lots. If
so desired, Lot 4 can access from McCullough. Lots 1 -3 can share from Wellborn.
Please add note to this effect.
