Project: WRIGHT- COLLEGE STATION (CUP) - (04- 00500062)
FYI: As stated previously in phone conversations prior to this submittal and after
reviewing the application, staff is unable to support the proposed stealth design with the
property in its current context. The subject property is currently developed with a single
family home. Staff encourages the applicant to propose some alternative designs that
would fit in more with the Stealth Technology or Facility that is defined in the definition
section of the Unified Development Ordinance (UDO) where it talks about design
technology that blends the wireless communication facility into the surrounding
environment.
PLANNING
Provide a general note that all roof and ground- mounted mechanical equipment
shall be screened from view or isolated so as not to be visible from any public right -
of -way or residential district within 150' of the subject lot, measured from a point five
feet above grade. Such screening shall be coordinated with the building architecture
and scale to maintain a unified appearance.
LANDSCAPING /STREETSCAPING /BUFFER
1. Provide a general note that 100% coverage of groundcover, decorative paving,
decorative rock, or a perennial grass is required in parking lot islands, swales and
drainage areas, the parking lot setback, rights -of -way, and adjacent property
disturbed during construction.
2. Per (Section 7.5.C.b.) The minimum number of points for any development is 800
points.
3. Please provide a landscape legend providing points required, points provided, and
specie of tree /shrub. Provide caliper of trees and points accrued for each planting.
Please be aware that all screening shrubs must be a minimum of five (5) gallons
and three (3) feet in height at planting stage (dwarf species are not a permitted
shrub for screening).
4. Fifty percent (50 %) of the site required points must be accrued by canopy trees (Per
Section 7.5.C.4).
5. If existing trees are being counted toward the point requirement, a phase line will be
required to include these trees. To receive protected points for existing trees, a
protected fence must be in place prior to any clearing or grading. The fences must
be placed outside of the drip line.
6. Please provide a barricade detail (Per Section 7.5.C.2.c).
7. Please provide a note on the site plan that all plantings must be irrigated. An
irrigation plan must be approved prior to C.O.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

ENGINEERING
We had discussed a temporary drive off Krenek Tap Road and orienting the Cell Tower
Site to the west to allow for future access from the west. This would have benefited the
remaining land when it develops regarding driveway spacing and access. We had
hoped that by addressing these issues on the front end of this project that it would
assist any future development of the property by allowing for more flexibility in driveway
placement. As submitted, the location of future driveways will be very limited.
1. Although the Site Plan is currently being reviewed, the plans cannot be stamped
until the property is a platted lot.
2. As submitted, the concrete driveway is not temporary. You will need to meet
driveway construction criteria. A minimum 12' wide drive and curb returns with radii
allowed by the City are required.
3. Show that ADA requirements will be met with the driveway.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city).
5. Developer provides digital AutoCAD 2000 version of plat and /or site plan.

6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines.
9. Developer coordinates with CSU for electrical service.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow
Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
