I sent this to everyone but you.
I have a couple of items on the latest plan set. They are ready to stamp as far as I'm concerned.
As I remember it erosion control is shown on the set that was submitted for the Red Lobster clearing and
grading permit.
I will need to denote "structural fill" on the plans where the water and sewer are under the parking lot.
The site will get:
1 1-1/2-in domestic meter.
1 1-in irrigation meter
2 6-in sewer taps
Has this property submitted for a TempBlanket ?
Please stamp, issue DP and sign for me.

Dear Bridgette,
The following are our responses to the Staff Review Comments #I for Olive
Garden Site Plan.
Planning.
Comment: ✓ Ple se provide a list of the building materials for all facades roughly
sible from the public right-of-way.
Answer: This information is provided on the elevation drawings recently
submitted.
Comment: ✓If you do not wish for phase 2 to be approved with phase 1 at this
time, please remove all site plan information from phase 2.
Answer: ✓Phase 2 information has been deleted.
Comment: ~,-Wease double check the number of parking spaces provided; I only
count 136 spaces for phase 1.
Answer: ~ -There are only 136 spaces.
Comment:„-Aie there any proposed outdoor seating areas? If so, these areas will
ne o be counted toward the square footage of the restaurant.
Answer: o, there are no outside seating areas.
Comment: V-Please call out the height and material of the dumpster screening
enclosure.
Answer: .v Information added. Height of walls is 8 feet and material matches the
building, a stone veneer.
Comment ith only 9 feet for the truck unloading area, will there still be a 20-
foot clear space for the required fire lane? Is there room to make the
u ading area wider to allow for more space for fire access?
Answer: ~ / A WB40 sewer trailer is 8.5 feet wide. We have shifted the fire lane
stripe to the 20-foot mark and it leaves 9.1 to 9.7 feet.

Such screening shall be coordinated with the building architecture

Engineering:
Comment: Please donate whether entire sewer line is public or private. Slope
on upper section does not meet public or private requirements. All
private sewer to be installed in compliance with plumbing code. All
public should meet City Guidelines.
Answer: The sanitary sewer line is public to the second manhole. Slopes
have been changed to meet the City guidelines and the plumbing
code.
Comment: A fire flow analysis showing compliance with BCS Unified Design
Guidelines is required. One hydrant or two?
Answer: Please see attached fire flow letter.
Comment: The fire line to the building needs to be a minimum 5 feet from
masonry wall/dumpster enclosure.
Answer: Fire line has been moved away from the dumpster enclosure.
Comment: Show public lines in easements to be dedicated to release temporary
blanket easement.
Answer: Public lines have been designated as such in the profile.
Electrical:
Comment: Developer installs conduit per city specs and design.
Answer: Acknowledged.

RE: Olive Garden-Fire Flow Analysis
Dear Spencer:
We have completed a fire flow analysis for Olive Garden per the site plan staff review
comments. Olive Garden is approximately 7,685 square feet and equipped with an
automatic sprinkler system. The 2000 International Fire Code allows up to a 50%
reduction with a minimum flow of 1,500 gpm for sprinkler equipped buildings.
Because the square footage of Olive Garden is relatively small compared to the square
footages provided in the 2000 International Fire Code the fire flow required is 1,500
gpm, independent of building type. Please see attached excerpt from the 2000
International Fire Code (Exhibit 1).
Using the updated College Station water system model in MIKE NET, a domestic
flow of 90 gpm, and a fire flow of 1,500 gpm, flows and pressures in the adjacent lines
and hydrant were as follows:

Please see the attached MIKE NET report for pipe and junction locations (Exhibit 2).
An additional analysis was performed in compliance with the B/CS Unified Design
Guideline Manual fire flow guidelines. Page 4 of these guidelines states:
"For purposes of this manual, the following shall be used for fire flow
determinations unless greater flows are required for hydrants near structures as
per the adopted International Fire Code.
2500 gallons per minute for public hydrants in commercial or multi-family
areas..."
