The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) revised landscaping plan. If there are comments that you are not addressing with the revised landscape plan, please attach a letter explaining the details. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. (This includes any portion of phase 2 that is disturbed.) 2. The landscape point calculation should be based on the entire site area encompassed in phase one. Please include a phase line around phase 2. The main entry drive should be included in phase one for landscaping calculation purposes. 3. The required 23 streetscaping trees must be located within the first fifty feet from the right-of-way. 2 non-canopy trees may replace 1 required canopy tree. 4. Please show the size of all non-canopy trees in caliper inches for a single trunk. The minimum size of a non-canopy tree is 1.25" for a single trunk. 5. Big Blue Lily Turf (LIRIOPE MUSCARI) may not receive points because it only grows to 12-16" so it is not a shrub. All other plantings proposed that are not on our planting list were approved. FYI: Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site plan attached; Easement Dedication Sheet and required documents. Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. The Drainage Report has been reviewed and you can pick up your copy at your convenience. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please provide a list of the building materials for all facades roughly visible from the public right-of-way. This is a minimum submittal requirement. 2. If you do not wish for phase 2 to be approved with phase 1 at this time, please remove all site plan information from phase 2. 3. Please double check the number of parking spaces provided; I only count 136 spaces for phase 1. 4. Are there any proposed outdoor seating areas? If so, these areas will need to be counted toward the square footage of the restaurant. 5. Please call out the height and material of the dumpster screening enclosure. 6. With only 9 feet for the truck unloading area, will there still be a 20-foot clear space for the required fire lane? Is there room to make the unloading area wider to allow for more space for fire access? 7. Please label material used in islands (ie: plantings, sod, brick pavers, etc.). 8. Please label the fire lane through the site. Are the lines around the curbs delineating fire lane? 9. Please label FDC location on the site plan. 10. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right- of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. Please denote whether entire sewer line is public or private. Slope on upper section does not meet public or private requirements. All private sewer to be installed in compliance with plumbing code. If all items have not been addressed on the next submittal, another $200 processing fee will need to be submitted for the subsequent set of three (3) reviews. Please address the comments and submit the following information for further staff review: Six (6) complete sets of construction documents for the proposed development with the revised site and landscaping plans attached (please submit additional copies to be stamped for your records).
