The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, April 26, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, May 6, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised master development plan; and, One (1) Mylar original of the revised master development plan. One (1) copy of the digital file of the master development plan on diskette or e-mail to nmanhart@ci.college-station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. (FYI) In reference to Notes #7 and #12, Section 1241 Drainage Easements: Such easements shall not be considered a part of the lot area for purposes of minimum lot size requirements of the zoning ordinance. (AO-R) Rural Residential Subdivision minimum lot size is 1-acre. 2. In reference to Note #13, the first 100 feet from the center of Rock Prairie Road is in the (CSU) College Station Utilities service area. It is our understanding that residences in this area will be served by CSU. 3. The variances you have requested are not applicable at the Master Development Plan stage. These are dealt with at Preliminary Plat when you show actual lot layout and provide additional information. 4. This master plan will need to go before the Parks Board for review and approval prior to the Planning and Zoning Commission consideration. (Greenbelt area/park linkages/parkland dedication) 5. Please note existing land uses in the surrounding area. (any single-family homes or businesses) 6. Show proposed land uses for the entire tract as well as proposed density. 7. Even though this is conceptual in nature, it appears a street connection to the east reserved tract may be needed. Reviewed by: Spencer Thompson/ Jennifer Reeves Date: 04-06-04 ELECTRICAL 1. Approx. 100' of Rock Prairie Road is served by CSU. All other lots will be served by BTU. 2. Developer installs conduit per city specs and design. 3. Developer provides 30' of rigid conduit for riser pole(s). Developer installs first 10'. City installs remainder. 4. Developer installs pull boxes per city specs and design. (pull boxes provided by the city.) 5. Developer provides digital AutoCAD 2002 version of plat and/or site plan. Email to rbolin _cstx.gov 6. Developer provides temporary blanket easement for construction purposes. 7. Developer provides easements for electric infrastructure as installed for electric lines (including street lighting). Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review.
