The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and to be schedule for a future Planning & Zoning Commission meeting: One (1) copy of the revised preliminary plat. The current zoning of the property is A-O Agricultural Open and not R-1 Single Family Residential. The minimum lot size that you can plat under the A-O zoning designation is 5 acres. A rezoning will need to be requested to continue with this development. 2. Are you proposing to do a Master Plan? A Master Plan is only required if you are developing in more that one phase and have 50 acres or 100 lots. You may choose to do a Master Plan even if it is not required. 3. The Preliminary Plat is the entire parent tract, and not only a single phase of the proposed development. 4. Are you proposing to keep the existing cul-de-sac as a bulb in the middle of Horse Haven Drive? 5. How can this development extend access and water to the Kolby tract in Phase 1? Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design. (pull boxes provided by the city). 5. Developer provides digital AutoCAD 2002 version of plat and/or site plan. Email to rbolin@cstx.gov. 6. Developer provides load data for project. 7. Developer installs street lighting per city specs and design. 8. Developer provides temporary blanket easement for construction purposes. 9. Developer provides easements for electric infrastructure as installed for electric lines (including street lighting). 10. Developer pays for the cost of relocating existing overhead primary. 11. Developer coordinates with CSU for dedication of electric easements before final plat. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 2of2
