PLANNING 1. Please provide a list of building materials for all facades that are visible from or roughly visible from any public right -of -way. This is a minimum submittal requirement for all commercial site plans. The building materials are listed on the architectural plans. The owner has volunteered to submit samples of the materials if needed. 2. You may not extend a fence across the access easement. This must remain open for the adjacent properly owners to access their property. The fence has been removed from the access easement. 3. A copy of the "Prop. 30' Access Easement" must be submitted to our department before the site plan may be stamped approved. A copy of the field note description and exhibit of this easement is attached 4. Please provide right -of -way width for Texas Avenue on the site plan. The site plan has been updated to show this. 5. Please add to the sliding gate note that there is at least a 20' foot clear space for fire entrance. The site plan has been updated to show this. LANDSCAPING /STREETSCAPINGBUFFER 1. Streetscape is required along both Texas Avenue and the East Bypass Frontage Road. Please provide additional points and calculations. Additional points and calculations have been added to the site plan. ALLSIZE STORAGE Page 1 City Comments and Response #1 2. If phase lines are not shown for this project, all landscape must be installed with this portion of the development. If you wish to count any existing trees toward your landscape points, you must show the location and size of those trees and provide detail that shows that the barricade is outside of the drip line for those trees. Phase lines are not shown for this project. Existing trees that are to be counted toward the required point total have been located on the site plan. Tree protection will be provided for the existing trees. A detail has been added to the site plan. 3. Any existing trees that will be counted toward your buffer requirement cannot also be counted toward landscape points. Please show all existing trees to meet your buffer requirement. The buffer requirement between commercial property and residential is a wall and 15', a fence and 30', or 45'. If the vegetation is 100% opaque, then the wall or fence is not required. Photos may be required to verify this. Mr. Jim Jett has met with Jennifer Prochazka to discuss this issue. I understand that shee has been provided an aerial photograph and snapshots taken on -site. 4. Please add to Landscape Note #1 that the irrigation plan must also be approved by our department prior to C.O.. This note has been added to the site plan. ENGINEERING 1. As discussed, TxDOT may have issues with the driveway locations. Comments will be forwarded as soon as received. Carol Cotter has informed us that TxDOT made no comments. However, if any work is to be performed on the existing driveways, TxDOT will not approve a permit since the driveways do not meet current access regulations. 2. Provide water design report. The water design report is attached. ALLSIZE STORAGE Page 2 City Comments and Response #1 3. Show location of irrigation meter. Domestic and irrigation meters need to be within a PUE or ROW. The domestic and irrigation meters have been shown in the 20' PUE near the proposed gate. 4. Verify diameter of water line along Texas Avenue. I show an 8" water line. We cannot verify that this water line is either a 6" or an 8". The City maps indicate 6" and 8" diameter for the line along Texas Avenue. We assumed it to be a 6" in the water design report in order to be conservative. 5. Please add note that water and sewer construction shall be in accordance with the BCS Unified Design Guidelines and Construction Specifications. A note has been added to the site plan. 6. Verify the width of the existing electric easement along the northwest property boundary. I show a 25' wide electric easement and PUE. The existing electrical easement has been determined to be a 10' easement as shown on the site plan. ELECTRICAL 1. Developer installs conduit per city specs and design. Electrical infrastructure installation will comply with this requirement. 2. Developer provides 30' of rigid conduit for riser poles. Developer installs first 10'. City installs remainder. Electrical infrastructure installation will comply with this requirement. 3. Developer pours transformer pad(s) per city specs and design. Electrical infrastructure installation will comply with this requirement. 4. Developer installs pull boxes as per city specs and design. (pull boxes provided by the city). Developer provides digital Auto CAD 200 version of plat and/or site plan. Email to rbolin @cstx.gov. The site plan was sent to Ronnie Bolin on March 29, 2004. 6. Developer provides load data for project. The architect will provide this information. 7. Developer provides temporary blanket easement for construction purposes. Electrical infrastructure installation will comply with this requirement. 8. Developer provides easements for electric infrastructures as installed for electric lines. Electrical infrastructure installation will comply with this requirement. MISCELLANEOUS 1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double- Check Back Flow Device, and installed as per City Ordinace 2394. This note will be on the irrigation plan. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinace 2394. This note will be on the irrigation plan. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached; and Easement Dedication Sheet and required documents. Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Three (3) canopy trees are required within the first 50 feet along Texas Avenue to meet the streetscaping requirement. Two (2) non - canopy trees may be substituted for a canopy tree. 2. Since a buffer wall /fence was not provided for on the plan, I will assume that the vegetation is 100% opaque at the 40' mark. If this is the case, please provide a note on the plan that states that the buffer will be 100% opaque along the entire length of the property line prior to C.O. (if there are a couple of places that are not opaque, additional plantings, such as 6' shrubs, will be required to fill in the "gaps "). 3. No more than 40% of the exterior building materials may include metal panels if the facade is roughly visible to a public right -of -way.
