Staff reviewed the above-mentioned landscape plan as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please

LANDSCAPING/STREETSCAPING/BUFFER
1. Provide a general note that 100% coverage of groundcover, decorative paving,
decorative rock, or a perennial grass is required in parking lot islands, swales and
drainage areas, the parking lot setback, rights-of-way, and adjacent property
disturbed during construction.
2. 60 trees are required within the first 50 feet of Greens Prairie Road and 32 trees are
required within the first 50 feet of State Highway 40 R.O.W. in order to meet the
streetscape requirement of 1 tree per 25 feet. Will no trees be saved within the first
50 feet of Greens Prairie Road?
3. Are the areas labeled "EXISTING TREES TO BE PRESERVED" barricaded with
tree protection? If so, please provide a tree barricade detail. This will make a
difference in the points received for the trees.
4. Since points are not awarded for existing trees under 4 inch caliper, the points
awarded for the 2.47 caliper inches per 100 sqaure feet is an inaccurate calculation.
Please call me so that I can explain how I believe that this calculation should be
done. (looks like you will have plenty of points)
5. All canopy trees must be labeled in caliper inches. All non-canopy trees must be
labeled in caliper inches based on the minimum size of a single trunk. Please note
this in the legend. The legend should also include the number of points earned for
each planting type. Please provide the symbols for the proposed trees.
6. Please add to the note section that the irrigation plan must be approved by this
department prior to C.O.
7. 1 am attaching our approved planting list. Please refer to this list for approved
species.

1. Irrigation system must be protected by a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and
installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

Staff reviewed the above-mentioned site plan as requested. The following page is a
list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed
development with the revised site and landscaping plans attached; and
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details.

PLANNING
1. As part of the "Minimum Submittal Requirements" of this application, please submit
building elevations of all sides and a list of building materials that are visible from
the any right-of-way.
2. Please call out the overall height of the building on the site plan.
3. Please call out the right-of-way width for Greens Prairie Road and State Hwy 40.
4. Please show irrigation meter location (must be in right-of-way or easement).
5. Please label all building setbacks as required by Article 5 of the Unified
Development Ordinance.
6. Why are the driveways and the first 30' of the drives not identified as "Concrete
Pavement By This Project."
7. Please call out driveway radii and widths on the site plan.
8. Because a curb is required around all paved areas in the site, a lay down curb is
needed between the fire lane and the "Overflow Parking" and around the fire lane
turn around.
9. Please show the Fire Department Connection on the site plan.
10. The northern most fire hydrant and fire line do not appear to be in an easement.
11. Please identify the material to be used in the parking islands. Grass, plantings,
brick pavers, etc.
12.Are gates proposed on the dumpster enclosure? If so, the enclosure wall depth
needs to be 12 feet instead of nine feet deep.
13. Provide a general note that all roof and ground-mounted mechanical equipment
shall be screened from view or isolated so as not to be visible from any public right-
of-way or residential district within 150' of the subject lot, measured from a point
five feet above grade. Such screening shall be coordinated with the building
architecture and scale to maintain a unified appearance.

1. Please provide barricade locations for any natural areas that are to be preserved.
Barricades must be in place before ANY work is done on the site.
2. Please identify the "30' Buffer! as a "Platted 30' Buffer." The LIDO buffer
requirement (without the masonry wall) is 45 feet from the property line. Please
label.

ENGINEERING
1. The water, sanitary sewer and storm sewer cannot be approved until the required
water, sewer, and drainage reports are submitted for review.
2. Show driveway design.
3. PUE required over northernmost fire line.
4. Profile and Site Plan call show 6" sanitary sewer line, but the layout shows 8".
Please reconcile.
5. Per the Unified Design Guidelines, the private sanitary sewer connection will need
to tap into the main line.
6. The private sanitary sewer will have to meet building code for slope and cleanout
spacing requirements. Two sections of pipe do not meet the 1% minimum slope.
In addition, manhole placement does not meet cleanout spacing requirements in
several areas.
7. Per the Unified Design Guidelines, Domestic Water, PVC pipe shall meet AWWA
C-909 standards.
8. Please refer the newly adopted Unified Design Guidelines for approved details.

ENGINEERING REVIEW
COMMENTS No. 1
1. Indicate location of construction entrance/exit.
2. Add additional silt fencing along Greens Prairie Road and along eastern
boundary of project limits (including detention outlet and sanitary sewer
installation).
3. Hay bales may need to be added to silt fencing in areas of concentrated flow.
4. Required fire flows should be distributed to fire hydrants only. Do not include
the FDC or sprinklers.
5. Minimum 4-ft bury required at Station 30+30.
6. A minimum flow velocity of 2.5 fps is required to prevent sediment deposit.
See Exhibit 3 of Drainage Report.
7. Did you reduce capacity of inlet grates by 25% to allow for clogging?

PLANNING
1. The Aristocrat Pear is considered a non-canopy tree and will receive 40
points per tree. Please adjust point calculations to reflect this change (this
comment has already been returned to the landscape architect).
2. Please remove alt. bid information per our telephone conversation.
3. As a reminder, ALL fire lane and turn around must be "heavy duty" as shown
on the detail in the previous submittal.
4. The 45' buffer zone only applies to the property line that abuts the Castlegate
subdivision. Please remove this note from the other property lines.

ENGINEERING
1. You will need to provide an amended fire flow report once the water line that
will serve this property is constructed.
2. Please relocate the 2" domestic water line outside of the PUE.
3. Provide driveway design when available.
4. Refer to Standard Fire Hydrant Assembly Detail in the Unified Design
Guidelines for additional thrust blocking and pea gravel requirements.
5. The stationing of the water line is confusing. A station is shown on the line,
but called out in a different location. See Station 20+00 on Sheet C5 and
Station 30+00 on Sheet C6. In addition, the match lines are not the same on
Sheets C5 and C6.
