Development Manager SUBJECT: PJK Estates - Preliminary Plat Staff reviewed the above-mentioned preliminary plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, April 26, 10:00 a.m., your project will be placed on the next available Planning & Zoning Commission meeting scheduled for Thursday, May 6, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue: One (1) copy of the revised preliminary plat; The Mylar original of the revised preliminary plat; and, One (1) copy of the digital file of the preliminary plat on diskette or e-mail to nmanhart@cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. After the Planning & Zoning Commission has approved the preliminary plat, please submit seven (7) copies of the plat with any required corrections to the City of College Station. City staff will check for all approved items and forward the plat to the County. If you have any questions or need additional information, please call Carol Cotter or myself at 764.3570. The reserve tract needs to be platted as a lot with all required easement and ROW dedications, since it is less than 10 acres. 2. Per Shawndra Green (BTU), BTU will need to see the easement (along with the volume and page number) associated with the existing primary voltage line on the 9.2-acre tract. Reviewed by: Ronnie Bolin Date: 4-6-04 Home of Texas A&M University MEMORANDUM April 22, 2004 TO: Planning and Zoning Commission FROM: Carol Cotter Email: ccotter@cstx.gov SUBJECT: PRELIMINARY PLAT for PJK ESTATES Item: Consideration, discussion, and possible action on a Preliminary Plat for PJK Estates consisting of 2 lots on 10.262 acres of land located east of the intersection of Royder Road and Frierson Road. (04-00500089) Applicant: Kerr Surveying, Agent for Owner Pam Knight Staff Recommendations: Staff recommends approval of the Preliminary Plat as submitted. Item Summary: This item is for the consideration of a Preliminary Plat for 2 lots in the City's ETJ. The property is located off Royder Road at its intersection with Frierson Road. The Plat divides off a 1-acre tract from the existing 10.626 acres. Both Lots front on Royder Road. Comprehensive Plan Considerations: Royder Road is designated a Major Collector on the City's Thoroughfare Plan. Additional right-of-way for Royder Road is proposed for dedication on this Plat.
