The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, April 5, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, April 15, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college-station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. The "Original Plat" (top left corner) should be titled Vacating Plat. 2. Change Title Block to read "Vacating and Final Plat of Krenek Crossing Subdivision, 47 Lots, 3 Blocks....". 3. Please consider that the Sanitation Superintendent is requesting that sanitation service be from a combined dumpster location on each street, not individual containers. This is because the minimal lot width combined with street parking, hinders waste collection. Depending on how you plan for the dumpsters, it may or may not affect the Plat. 4. The structure submitted for construction on Lot 10 is not "Zero Lot Line". Please remove note. Without "Zero Lot Line" construction the 9' maintenance and fire protection easement is not necessary. Developer installs first 10'. City installs remainder. 3. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 4. Developer provides digital AutoCAD 2000 version of plat and/or site plan. email to rbolin _cstx.gov 5. Developer provides temporary blanket easement for construction purposes. 6. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 7. Developer installs street lighting as per city specs and design. Page 2 of 2 MEMORANDUM April 5, 2004 TO: Planning and Zoning Commission FROM: Carol Cotter Email: ccotter@cstx.gov SUBJECT: Final Plat for Krenek Crossing Item: Consideration, discussion, and possible action on a Vacating and Final Plat for the Krenek Crossing Subdivision consisting of 47 lots on 7.41 acres located at the intersection of Krenek Tap Road and Dartmouth Drive. (04-00500085) Applicant: Greg Taggart of MDG, Agent for Owner Randy French Staff Recommendations: Staff recommends approval of the Final Plat as submitted. Item Summary: This item is for the consideration of a Vacating and Final Plat for an R1 -A single family residential subdivision consisting of 47 lots on three cul-de-sac streets. The applicant is reducing the width of the Public Utility Easements along each of the cul-de-sacs from 20 feet to 15 feet with this Vacating and Final Plat. This final plat is in compliance with the zoning and subdivision regulations. Background: The preliminary plat of this property was approved prior to the adoption of the Unified Development Ordinance, which eliminated the R1 -A zoning classification. The Parks Board approved parkland dedication as fee-in-lieu of land on September 10, 2002. Comprehensive Plan Considerations: The Land Use Plan shows this area to be medium density residential. The current zoning of the property as R-3 is in conformance with Land Use Plan. R1 -A was a permitted use in R-3 districts when the preliminary plat was approved. Two of the proposed cul-de-sac streets will have access from Dartmouth Drive, a minor arterial on the City's Thoroughfare Plan. The third cul- de-sac intersects Krenek Tap Road which is designated a minor collector on the Thoroughfare Plan. Budgetary & Financial Summary: NA Attachments: 1. Area map 2. Application 3.
