SUBJECT: WRIGHT- COLLEGE STATION SEC 1 (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, March 22,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, April 1, 2004, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college - station.tx. us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call Carol Cotter or myself at 979.764.3570.

ENGINEERING
1. Please refer to the Staff Review Comments issued for the Preliminary plat. The
Final Plat needs to reflect the changes that were requested with the Preliminary Plat.
2. The Final Plat does not show utility lines, contours, building set backs, or structures.
3. Show all easements.

1. Developer installs conduit per city specs and design.
2. Developer provides 30' of rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000 version of plat and /or site plan.

Item: Consideration, discussion, and possible action on a Final Plat for Lot 1 of
Wright - College Station Section 1 containing 3.1745 acres and located at 903
Krenek Tap Road. (04- 00500061)
Applicant: Arthur and Nancy Wright Family, LP - Owner
Staff Recommendations: Staff recommends approval of the Final Plat with
Staff Review Comments No. 2.
Item Summary: This item is for the consideration of a Final Plat for Wright -
College Station Section 1, Lot 1. The lot contains approximately 3.2 acres and
fronts on Krenek Tap Road just south of Central Park. The property is currently
a single family home site with plans for a cell tower lease compound. The Final
Plat is in compliance with the Subdivision Regulations.
Comprehensive Plan Considerations: The Land Use Plan shows the property
as Single Family Residential. The current use of the property is in compliance
with the Land Use Plan. Current zoning of the property is R -4, multi - family.
This property will fall within the Krenek Tap Overlay once the Overlay is
approved by City Council. Krenek Tap Road is designated a minor collector on
the City's Thoroughfare Plan.

The attached documents represent the final plat for review as sent to Carol
Cotter in August. She mentioned she would review the soft copy to ensure
that it is correct before we submit the final mylar version of the plat.
Please forward this to the correct engineer and let us know of any changes
necessary so we can complete this part of the process.

Relating to the memo from College Station and comments under
Engineering:
The email noted below and the documents attached were sent to Carol
Cotter for review in August, at her request.

She stated she would review the soft copy of the "Final Plat" before we
submit the Mylar.
This was also brought up to Natalie Ruiz after receiving her last memo
on 8/27/04, and she stated she would talk to Carol and see what if any
changes were needed before we submitted.
Once this has been reviewed by College Station, Windrose will need to
submit the Final Plat in Mylar form.
