SUBJECT: DELTA ZETA SORORITY HOUSE (SP) - Site Plan
Staff reviewed the above- mentioned site plan as requested. The following page is a
list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information for further staff review:
WI' $600 Inspection fee for the fire line;
. -' One (1) complete set of revised construction documents for the proposed
development; and
Fij Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details.

Project: DELTA ZETA SORORITY HOUSE (SP) - 04- 00500063
PLANNING
1. Provide a general note that all roof and ground - mounted mechanical equipment
shall be screened from view or isolated so as not to be visible from any public right -
of -way or residential district within 150' of the subject lot, measured from a point
five feet above grade. Such screening shall be coordinated with the building
architecture and scale to maintain a unified appearance.

ENGINEERING
1. Engineered construction documents for the Fire Line are required. Be aware that
new Design Standards for water were recently adopted_
2. The minimum PUE width for a water line is 15 feet.
3. The PUE for the Fire Line must be in place prior to Site Plan approval_
4. No structures are allowed within a PUE. Please stop the PUE for the Fire Line
before the porch_
5. Provide water demands for domestic and irrigation.
6. Show location of irrigation meter_ It must also be located within a PUE or ROW.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer provides digital AutoCAD 2000 version of plat and /or site plan.

5. Developer provides temporary blanket easement for construction
purposes.
6. Developer provides easements for electric infrastructure as installed for
electric lines.

2. Easement dedication Sheet and required documents
1. The inspection fee will be submitted by Steve Rians of S.A.F.E. Inc.
2. Steve Rians discussed with Carol Cotter the design of the fire line. The fire line will connect on the
discharge side of the proposed water meter and therefore would not require an easement. If his design
is unable to meet these constraints, a 15' PUE will be in place as shown on the drawings and the
required documents (as noted on the the easement dedication sheet) will be submitted to the City of
College Station Development Services.
