SUBJECT: WRIGHT - COLLEGE STATION SEC 1 (PP) - Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information by Monday, March 22,
10:00 a.m., for your Final Plat to proceed to the next available Planning and Zoning
Commission meeting scheduled for April 1, 2004, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) copies of the revised preliminary plat;
One (1) Mylar original of the revised preliminary plat; and
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@ci.college- station.tx.us

Project: WRIGHT- COLLEGE STATION SEC 1 (PP) - 04- 00500060
ENGINEERING
1. The notes on the plat shall include the entire lot not just the lease site.
2. Tie Plat to City of College Station monument or known platted point.
3. "NOT FOR RECORD" needs to be included with Preliminary Plat in 1 /2" high letters.
4. Show existing and proposed easements affecting the property.
5. Show existing public utilities that serve the property.
6. For the R -4 zoning on the property, the front setback is 25 feet.
7. The proposed cell tower (I am assuming that is what it is) should not appear on the
plat.
8. Show all structures and setbacks on the property.
9. Provide 10' PUE over electric line along southwest property boundary, extending the
length of the property.
10. Certifications do not appear on the Preliminary Plat. Please remove.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer provides 30' of rigid conduit for riser pole(s). Developer installs first 10'.
City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design. (pull boxes provided by
the city).
5. Developer provides digital AutoCAD 2002 version of plat and /or site plan. Email to
rbolin @cstx.gov.
6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction purposes.
8. Developer provides easements for electric infrastructure as installed for electric
lines.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.
