Revised parking layout plan for the above site with 91 parking spaces and sidewalks
extending towards the existing hotel as well as towards the proposed hotel site is
enclosed herewith.
It will be greatly appreciated if you can give your comments on this layout so that we can
proceed on the Site Plan.

ive 'all an update on the access issue that was in question at the end of our pre - application conference

this morning. After visiting the site, I believe that it is important for the cross access to remain in place at the front of
the property. If it was moved back further to the back of the Best Western lot, it would be virtually inaccessible (too far
out of the way) to all of the uses west of the Best Western due to the design (inaccessibility) between those two sites.
Currently, drivers coming out of these developments that want to turn left either make an unsafe left turn through the
median opening that is designed to prohibit left turns, or they make a U -turn at Tarrow. This easement would improve
safety of this movement and for that reason, I think it's worth doing.
I called Mr. Stone and informed him of my decision. He is going to work on his site plan to try to fit his parking in with
that access easement in mind. If he is short on his parking by a few spaces, an attempt at a variance might be the way
to go. I didn't mention this to him.

LGL Subdivision (04 - 69): Can't comment until site plan is submitted.
Indian Lakes Ph 5 (04 - 71): Sanitation is OK with this project.
Buffalo Wild Wings (04 - 72): Each dumpster enclosure gate opening needs to be 12 feet wide. They
measure 11 feet in the site plan.
Waterwood Condos Ph 2 - (04 - 76): Sanitation is OK with this project.
Southwest Crossing (04 - 74): Can't comment until site plan is submitted.
Brazos Valley Bank (04 - 73): The island located 20 feet in front of the enclosure is partially blocking
access. Several options can remedy this:
1 - Keep the current approach angle and move the enclosure approximately 7 feet to the north (or right
when looking at the enclosure opening).
2 - Reduce the approach angle to 23 degrees by rotating the enclosure counter - clockwise by 22 degrees
(will probably affect the 3 parking spots to the north).
3 - Swap the enclosure location with the three parking spots allowing for a straight approach to the
dumpster (preferred remedy).
Comfort Inn (04 - 75): Enclosure approach angle (45 degrees) is too sharp for the lane space (25 feet).
Enclosure needs to be rotated by 15 degrees in either direction to create an approach angle of 30
degrees.

In accordance with the closing affidavit, dated Jtily 9, 2003 as entered into by James H.
Woods ( "Grantor"l, and College Station Lodging Partners ( "Granter ") and University
Land Partnership (Adjacent Owner), the undersigned consents to College Station
Lodging Partners (Lot 3E) to erect a freestanding sign, approximately SO square feet.
The undersigned also acknowledges that according to the replat lots 3C -R to 3D -R are
considered one lot for signage purposes, and the undersigned hereby waives its rights to
erect its own freestanding sign, however the undersigned may modify the free standing
sign to add his own sign below the Comfort Suites signage at his own expense provided
that the total square footage of the entire sign does not exceed the city's maximum of 125
square feet,
