Washinton Ave Bryan, Texas 77803 -5307 Dear Sonny Ellen, This letter is to inform you that the College Station City Council has directed City staff to initiate rezoning of your property and properties in your area (see attached map) from A -O Agricultural -Open to a commercial zoning district. You may recall that the Comprehensive Land Use Plan for this area was amended earlier this year to designate this property as Retail Regional so as to accommodate future commercial development. The Land Use Plan amendment acknowledged that both C -1 General Commercial and C -2 Commercial Industrial zoning districts may be appropriate for this area (please see attached zoning district fact sheets). As a property owner within the rezoning area, you are invited to participate in a property owners meeting to provide input on the proposed rezoning. The request has been made by a property owner in the area under provisions of the City's Unified Development Ordinance. The area being analyzed includes property along the west side of Highway 6 between Greens Prairie Rd. and the South Oaks subdivision (see attached map). The purpose of the Land Use Plan is to show preferred land uses for the future development of land. The Plan is used to guide the growth and development of the community and is periodically updated to reflect new development and policy changes. The last modifications to the Land Use Plan in this area occurred when the Comprehensive Plan was updated in 1997. The current Land Use Plan (see attached map) shows commercial development close to the corner of Greens Prairie Rd. and single- family residential development moving south along Highway 6. The submitted request proposes that the residential property be changed to allow commercial development. City staff is currently analyzing this request for consistency with the City's growth and development policies and potential impacts. At this time we are asking for any input you may have regarding future land uses in this area. Please contact me via email at lbattle @cstx.gov or by phone at (979) 764 -3570. We welcome the opportunity to speak with you. Once a recommendation is developed, you will be notified and the request will be presented at public hearings to the Planning and Zoning Commission and City Council for their consideration. Thank you for your time and input. Sincerely, Lee Battle Senior Planner
