SUBJECT: SOUTHWEST CROSSING (PP) - Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
March 22, 2004, 10:00 a.m., your project will be placed on the next available Planning
and Zoning Commission meeting scheduled for Thursday, April 1, 2004, 7:00 p.m. in
the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@ci.college - station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future
agenda once all the revisions have been made and the appropriate fees paid. If you
have any questions or need additional information, please call me at 764 -3570.

PLANNING
1. For signage purposes Lots 1 and 2 of Block 1 will be considered a single "Building
Plot ". Please add note to Preliminary Plat and subsequent Final Plat to this effect.
2. Note #2 should also read A -P zoning.
3. Please show setback lines on PP. According this plat layout, the "front" of Lot 1 is
SH 6, SWPkwy has a side - street setback, the SE property line has a side setback
and the remaining property line has a rear setback. Lot 2 setbacks are subjective.

ENGINEERING
1. Note states that easement to be removed by replat. Easement must be removed
by either Vacating Plat or easement abandonment process. Please see Section
212.013 of the state statue below for vacating plat issues. However, if you want to
relocate the easement, show it from SWP, along access easement, then along lot
line to southeast property boundary. This can be done by a Replat.
2. Plat shows utility extensions. With the lot layout shown, the only public
infrastructure required is the extension of the public sewer to Lot 2. To file a Final
Plat you must provide construction documents for this extension. The remaining
utilities can be addressed at Site Plan. Show proposed extension on PP.
3. Comment from TxDOT states driveway spacing along Earl Rudder Freeway shall be
425 -ft from SWPkwy, this is measured from edge of pavement to edge of pavement.
Information for determining distance from ramp not provided due to insufficient
information provided on plat. Provide survey information pertaining to ramp location
on frontage road.
4. Please add to title block, Liberty Subdivision Block 1, Lots 1 &2 (New) and
Southwest Crossing Ph 3 Lot 1 Block 7 (Replat).
5. Please see easement requests below.

next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer provides 30' of rigid conduit for riser pole(s). Developer installs first 10'.
City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design. (pull boxes provided by
the city).
5. Developer provides digital AutoCAD 2002 version of plat and /or site plan. Email to
rbolin @cstx.gov.
6. Developer provides load data for project.
7. Developer installs street lighting per city specs and design.
8. Developer provides temporary blanket easement for construction purposes.
9. Developer provides easements for electric infrastructure as installed for electric
lines.
10. Developer provides a 10' PUE along Southwest Parkway, along entire property.
11. Developer provides a 20' PUE along Hwy 6 Frontage Rd, along entire property.

Excerpt from the State Statute re: Plats
§ 212.013. Vacating Plat
(a) The proprietors of the tract covered by a plat may vacate the plat at any time
before any lot in the plat is sold. The plat is vacated when a signed, acknowledged
instrument declaring the plat vacated is approved and recorded in the manner
prescribed for the original plat.
(b) If lots in the plat have been sold, the plat, or any part of the plat, may be
vacated on the application of all the owners of lots in the plat with approval obtained in
the manner prescribed for the original plat.
(c) The county clerk shall write legibly on the vacated plat the word "Vacated"
and shall enter on the plat a reference to the volume and page at which the vacating
instrument is recorded.
(d) On the execution and recording of the vacating instrument, the vacated plat
has no effect.
