Y . Y Applicant: Joe Schultz, P.E., TEXCON, agent for the owner Staff Recommendations: Staff recommends approval. Item Summary: This item is for consideration of a Preliminary Plat for two new lots and one existing lot in preparation for commercial development. The property has frontage on Southwest Parkway and State Highway 6. The proposed access to the 2 new lots is shown by way of 'Proposed Access Easement' on the plat. The proposed location of these easements meets the City's requirements for minimum driveway separation distances. TxDOT has reviewed the proposed location of the easement that abuts State Highway 6 right -of -way. If the development has high demand or use, an acceleration /deceleration lane onto the frontage road may be required in the future. Comprehensive Plan Considerations: The property is zoned C -1 General Commercial and A -P Administrative Professional. The Land Use Plan designates the property as Retail Regional and Office. Southwest Parkway is considered a minor arterial and State Highway 6 is considered a freeway on the City's Thoroughfare Plan. Item Background: The property was annexed in 1971 and zoned R -1 at that time. The property was rezoned from R -1 and A -P to C -1 in 2001. The rezoning of the portion of the property that is adjacent to the Windsor Pointe Apartments required a buffer to be installed at the beginning of the development of the property. This condition will be addressed at the site plan stage. Southwest Crossing was platted in 1981. The remainder of the property has never been platted. Supporting Materials: 1. Location Map 2.
