SUBJECT: FINAL PLAT for INDIAN LAKES PH 5
Item: Consideration, discussion, and possible action on a Final Plat for Indian Lakes
PH 5 consisting of 6 lots on 12 acres generally located at Mesa Verde Drive and Palo
Duro Drive in the City's ETJ.
Applicant: Paul Clark, agent for Smiling Mallard Development, LTD
Staff Recommendations: Staff recommends approval of the Final Plat as submitted.
Item Summary: This item is for consideration of a Final Plat for Indian Lakes PH 5.
The plat meets minimum requirements for subdivisions in the ETJ. All lots are greater
than the 1 -acre minimum. Approval of this plat will allow development of lots on the
east side of Palo Duro, which is under construction in the recently approved Phase 2
section.
Comprehensive Plan Considerations:
Land Use Plan: Shown as rural.
Thoroughfare Plan: Mesa Verde Drive is a minor arterial.
Parkland Dedication: NA in the ETJ.
