Morgan, Mitchell & Morgan, LLP, Via fax 979.260.3564 FROM: Natalie Thomas Ruiz, Development Maria. - 1 SUBJECT: WATERWOOD CONDOS PH 2 -B (SPR) - Site P an Staff reviewed the above- mentioned site plan as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: Six (6) complete sets of construction documents for the proposed development with the revised site and landscaping plans attached (please submit additional copies to be stamped for your records). Two (2) revised site plans; and One (1) landscaping plan. Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. Also, for this phase, $4,068 in Parkland Dedication fees are due prior to issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please provide a detail for the retaining wall. Reviewed by: Molly Hitchcock Date: March 10, 2004 LANDSCAPING /STREETSCAPING /BUFFER 1. Please include a landscaping plan that identifies the extent of work intended for Phase 2 -B. The site layout and phasing of the first submittal for Phase 2 (1/27/04) does not match that of the current submittal. 2. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights -of -way, and adjacent property disturbed during construction. Reviewed by: Molly Hitchcock Date: March 10, 2004 ENGINEERING 1. Please design pubic infrastructure per Unified Design Guidelines and Specs. 2. Public water line to be 3 -in or 6 -in. 3. Please show details pertaining to infrastructure from the UDGS. 4. I noticed that a separate DP was not taken out for this phase of the project. Please note, the Letter of Completion for public infrastructure is tied to the DP and paid Infrastructure Inspection Fee. This means that acceptance of Phase 2A infrastructure will have to wait on Phase 2B completion and acceptance as they are on a single DP. Reviewed by: Spencer Thompson Date: March 17, 2004 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer provides 30' of rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans.
